February is in the books! This is the 11th year that the Weather Station at the Coffeepot Cottages has been keeping records. February is generally the third coldest month of the year with December coming in behind January. February and March have been known to have more snow than the other months but as the days push closer to March, the mean temperature usually pushes up about 3º to 4º. For example, today it got up to 68.6º.  We are still looking for our first 70º day. 

February 2020 ~ No Snow in Sedona!

Fortunately, February was a much warmer month than last year and also warmer than January. You might recall that we got 25.61 inches of snow in February of 2019. Sedona has not had any snow so far in 2020! As we approach spring, just 16 days from now, chances for snow will continue to diminish. 

Much Warmer Temps

As for our temperature, we almost broke 70º on 2/21/20.  One-third of the month was above 65º. These temps were spread out throughout February. The medium temperature was 5º higher than last year and the low temperature was 11º higher than last year’s low.  February was still cooler than in other years. In 2015, 2016, and 2017, the medium temp was 48.2º to almost 50º.  A 50º temperature is like spring in Sedona.

Sedona Real Estate Spring Selling Season Starts In January

Our spring selling season starts in January.  Many people from colder states are visiting and want to see homes or condo get-aways.  Of course,  Cactus League Baseball season starts on February 22nd and the visitors are visiting all month long taking advantage of Valentines’ Day, Presidents Weekend, the Sedona International Film Festival and the much warmer weather. Hiking is HUGE this time of year.

This year, about two-thirds of the days were over 60º for a high. Only 4 days were in the 60ºs last year in February! Also, in 2019 there were 17 days in the 40ºs or below. In 2020, there were only 5 days in the 40ºs. The difference, last year felt like winter in February, this year February felt like spring. Generally, February does bring in spring-like conditions.

As for precipitation, we had 1.24 inches of rain spread over 2 days in February. Only 5 days were cloudy. Rain could have developed but nothing fell to the earth. No snow fell in Soldiers Pass Sedona, either.

 

Juniper Pollen Still Here…

An area of note: Our Junipers continue to hold pollen. Sedona got a lot of rain in 2019 (23.47 inches and over and over 32 inches of snow) which has helped our Juniper Trees bloom more than ever before. We also are continuing to get just enough wind to loosen that pollen and send it in the air!

Sedona International Film FestivalMarc Shaiman will be here to honor his dear friend Rob Reiner with the Lifetime Achievement Award. He will also host “An Evening with Marc Shaiman”. As stated in our guide it will be “part performance, part music master class, part stories from the movies and Broadway, and ALL entertaining!“. 

Reiner is best known for his Emmy Award-winning performances in the iconic comedy sitcom, “All In The Family”(1971 – 1979) as the “Meathead”. He is an Oscar-nominated and Emmy Winning director, producer, writer, and actor. Some of my favorite movies he made were, “The American President” (1995), “A Few Good Men” (1992), and “When Harry Met Sally” (1989).  BTW – “The American President” will be featured on Saturday, February 29th at the Lifetime Achievement Award Ceremony. 

 

An International Draw…

 

The Sedona Film Festival which is in its 26th year draws independent movie enthusiasts from around the world.  In the 9-day festival, you will find fascinating filmmaker workshops, seminars and of course panel discussions with some of the stars, directors, writers, and producers of these films. Also, you can attend “Free Sunset Filmmaker Talks” on Wednesday and Thursday at 5:30 pm MST.

The film presentations and schedule will include shorts, documentaries, animations, and foreign films. 

 

Special Venues For Receptions

VIPS will enjoy receptions at Reds of Sedona Rouge, Mariposa Restaurant, L’Auberge de Sedona Resort, a VIP Cast Party at Steakhouse 89, and a Red Carpet Gala at Enchantment Resort on Saturday evening, February 29th.  The Awards Celebration Lunch will be held at Poco Diablo Resort

 

Sneak Preview

Featured on opening night, was a sneak preview of directors Josh and Rebecca Tickell’s “Heartland“.  Mariel Hemingway, David Arquette, and Frances Fisher were on hand to discuss their new movie which is in post-production. It is a drama based on the events surrounding the  US Veterans who came to support the Native Americans at Standing Rock in 2016. 

Side Note:

Frances Fisher starred in the movie “Sedona” (2011) directed and produced by a couple who live down the street from me!  This movie debuted at the Sedona Film Festival (shock) in 2012.  The movie brought a small amount of fame to our community.

Of course, I enjoyed it. After all, many of us, watched it being shot in and around Sedona and know those who produced and directed as well as worked on the film. There are even some real characters who are portrayed in the film, such as Deb Lovejoy! Prior to my real estate career, I was a volunteer and member of the Sedona Film Festival.

Cottages At Coffeepot Are Maintained With Your Safety & Aesthetics in Mind

The Cottages At Coffeepot in West Sedona is a community for those who want a lock and go lifestyle. The community has a full-time groundskeeper who maintains the front landscaping of each home.  There is only one way in and one way out and it has a security gate to maintain your privacy.  The Cottages are very safe. Because they sit over a mile off the main highway (89A) and are tucked in at the foot of the forest preserve, there is little traffic that is not accounted for.

Designed For Low Maintenance and Relaxation

There are 34 homes and generally 10-12 full-time residents who live in the Cottages while other residents travel to homes based on the season.  Some spend summers here and others spend their winter months in this community.

Some of the unique features that the Cottages have for the residents, is a heated swimming pool that is available from May through October.  The pool area sits higher than most of the luxury townhomes and has a great view of the surrounding red rocks.  Straddling one of the famous rocks in Sedona. ..Coffeepot Rock, the pool is located right below. From the main street of the 89A, it looks just like the old percolator coffee pot, but as you move around the rock, it can take on another appearance of a “Standing Eagle” a name given to the rock by the Native Americans who inhabit the area.

Besides the pool, there is a covered ramada and BBQ. There is even a small park with a bench to relax. You can play a set of tennis anytime you choose at the tennis court located right below the pool area.  Anytime you decide you want some fresh air and a nature walk, there are trails by Coffeepot that lead to Boynton Canyon to the west and Jordan Park to the east.  The Seven Pools and Devil’s Kitchen are a ten-minute hike right outside of the community.  There are Jeep trails also that you can take to get to those features (permit required). Just make sure you have a narrow rock climbing vehicle to get you back there!

You enter the community from the top of the hill and the street monuments meet the dark sky requirements.  These monuments throw a soft light down onto the pavement and each townhome has one or more in front of their home.

As you can see, there is green grass where you might expect rocks and desert plants.  Most of the community has grass in front of the townhomes. However, the HOA is modernizing the landscaping in increments as needed to bring a fresh young look to the complex.

The picture below is looking down at Coffeepot Rock. There are 34 units.  Two of these units sit on two lots. Most of these luxury townhomes are two and three units to a building. Each unit has some sort of courtyard in the front and a backyard garden area. Many units have built-in BBQs and all have a slab patio front and back.  About half of the units back up to the forest with a direct view of Coffeepot Rock.  Those units that sit on the east side of the street have a view of Coffeepot Rock from the front of the townhouse.

The Cottages At Coffeepot Architecture Is Timeless & Built To Last 

The architect was a prominent local resident who built a quality home that has remained pretty timeless. Don Woods designed more than 200 local homes including businesses such as Junipine Resort in Oak Creek Canyon to Heartline Cafe and the Sedona Racquet Club according to Sedona Monthly Magazine. Since his recent passing, The value of homes he designed will, without doubt, increase in value.

This article was back in 2006. The builder is still active in the community.  He is Phil Morris.  His most recent multi-million dollar project is about 2 minutes from the Cottages located right on Soldier’s Pass. Again, Phil Morris provides a quality product that a homeowner can be proud of.

You’ve got to find a great real estate agent, prepare your home to list, and get ready for your next big adventure. But one thing that most sellers don’t include on that list is to think like a homebuyer. Ask yourself these questions in order to see your home from a buyer’s perspective thereby increasing your chances of a successful sale.

Who are the potential buyers?

Many home sellers don’t take the time to figure out the kind of buyer that is most likely to purchase their home. And this can be a big mistake. You won’t know what to highlight or how to market your home unless you what kind of buyer will be interested. Who lives in your neighborhood? How has your community changed since you moved there? Is your home good for a growing family, or will it appeal to empty nesters? What kinds of amenities are nearby? By knowing who your potential buyers will be, you can make choices now that will appeal to them.

Does my home have curb appeal?

Imagine pulling up to your house for the first time. Even better – imagine what it would be like to see your home for the first time in a photograph posted online. What stands out? Appeal to your buyer’s emotions, and allow them to easily see how their belongings can be used in the house.

As for January weather precipitation, we only had .63 of an inch spread out over 5 days in January. 10 days were cloudy. Rain could have developed but nothing fell to the earth. No snow fell in Soldiers Pass Sedona, either.

 

Juniper Pollen

An area of note: Sedona got a lot of rain in 2019 (23.47 inches and over and over 32 inches of snow) which has helped our Juniper Trees bloom more than ever before. During the last front that came in January, Sedona had some wind. Many of the Junipers released their pollen. You could see lots of small yellow funnels throughout Soldiers Pass. It looked like yellow smoke coming from the forest areas. Juniper pollen is a big issue for allergies in the Sedona Area.

In February of 2019, Sedona experienced a huge snowstorm. This was the largest amount of snow Soldiers Pass had received since 2003,  The total for the year came out to 32.37 inches. Many might think this is a lot of snow but the unique conditions in Sedona allowed the snow to evaporate and melt during the day. There was not one day in 2019 where the high temp remained below 32º. Within a couple of days, there was very little snow on the ground.

If you travel north from State Route (SR) 89A onto Rodeo Road and start heading up the hill, you will reach Crimson View, Western Hills sub-divisions along with Cedar Ridge, Sedona Arizona. In the northeast, you can’t help but see Coffeepot Rock.  There are many homes with views of Sedona looking to the east. This area is elevated from SR 89A.

Off in the northwest, you might gaze upon Chimney Rock, but be careful not to take your eyes off the road!  It is easy to do with these beautiful views. It provides views that are not available from the main highway passing through Sedona business district.

Three Minutes to Shopping – Restaurants – Medical 

Speaking about the Sedona business district, just one more reason this area is a favorite among residents and buyers alike is that the Crimson View sub-division is close to the business district.  At the bottom of the hill is the Safeway shopping center and numerous restaurants close by.  You will find an Urgent Care as well as other medical facilities and professional offices within another four minutes of the intersection of Rodeo Rd and SR 89A.

Close To Hiking Trails

There are many trails right above Crimson View. The Stupa and trails leading to Sugarloaf Mountain are close by and easy to access. I have been up to Sugarloaf and there is an amazing view of the landscape above and below. It is not a difficult hike but will clear your head and allow you to enjoy the reason you moved here in the first place!

Quick Analysis – 2016 – 2017 – 2018 – 2019

The Crimson View home market sales showed a lot of strong activity in 2017 compared to other years. However, the three homes that closed in 2019 show a huge drop in Cumulative Days On Market. There are only 2 homes on the market currently. Homes are selling faster than all past years as they reach the Crimson View market and for a higher price per square foot. The sold price per square foot is at the 2017 level, much higher than 2018.   The discount off of the list price is at 95.4%.  This is not a market you can wait around to see what happens. Homes are moving faster because they are positioned appropriately in the market place and sellers are adjusting their expectations. Homes with a high number of days on the market are not positioned to sell in my opinion.  I am very experienced in this market and know the builders of these homes and can be a valuable resource for buyers or sellers.

Moving To Sedona During Holiday Season?

Moving During Holiday SeasonIf you are moving to Sedona, Whether Thanksgiving weekend or the full week between Christmas and New Years, the holidays may be the best time, or indeed the only time, you can plan the move to your new Sedona home. Here are some tips and links to make the transition smoother. Plan ahead

If you have young children, you’ll want to plan a time of holiday celebration, even if it is less elaborate than you normally would. My website provides you with all the information you may need to plan ahead.  Just visit this link in the search communities section.

  • Spending the holidays in a Sedona hotel: If you’ll be in a hotel over the holidays during your move, find one that is planning a holiday celebration. You might work with the hotel staff to schedule a special time to “use” the hotel’s Christmas tree to open your gifts.
  • Make sure you know which Sedona restaurants are open or deliver on the holidays. Since cooking utensils may already be packed away, don’t assume your new kitchen will be up and running. If you’re moving to a new city, knowing which restaurants will be open may require some searching on the Internet or a few phone calls.
  • Bring along some holiday spirit. Even if you’re foregoing traditional gift-giving during your move, take stockings and a few decorations with you.
  • If you’re planning to celebrate in the new home, shop online and have gifts delivered to your new home. Arrange with the local postmaster and delivery services to hold your packages until you arrive, or arrange to have them delivered to a relative or the hotel where you are staying.
  • Choose the gift-wrap option during online shopping. The last thing you need is to be looking for tape and scissors in the midst of all your boxes.

Prepare for hidden costs

While some companies charge less to move over the holidays since demand often is lower, others may charge more because paying for movers and drivers on a holiday costs them more. Before choosing your moving company and a holiday moving date, make sure you know what the costs will be when moving over the holidays. Even if the movers are less expensive, some moving costs that could be higher include:

  • Cable/satellite installers may cost more or be unavailable
  • Plumbers and electricians may charge a premium
  • You may not be able to get the lights or heat turned on until after the holiday
  • There may be more breakage from slips and falls on icy driveways and sidewalks when loading or unloading a truck.

Other tips and considerations

If you need to move during the holidays and want to celebrate at the same time, consider leaving one room set up for your celebration while packing up all the other rooms. Alternatively, plan the actual celebration day at a family member’s home or a hotel. Prioritize packing so that non-essentials are packed first, and if space on your truck allows for it use the last-in-first-out rule so that the items you need to celebrate in your new home are readily available when the truck gets there. If you’re moving a long distance and are driving, check along the way to see if you can take advantage of special holiday celebrations, concerts or events in any cities you pass through.

Things to know about Sedona Hot Air Ballooning
  • How Long is a ride? – Typical flight time is 1 to 1.5 hours depending on the weather.  Total time approx. 4 hours – Get a good night’s sleep. Tour company could pick you up as early as 4:00 am depending on sunrise time. A chase car follows the balloon.
  • What about the weather? – Ask your tour company about weather conditions. Generally, tours plan to operate every day of the year.
  • How should I dress? – Dress for comfort on the ground. Light layers – you get some radiant heat from the burners – Wear hiking boots or closed-toe athletic shoes. Sunrise takeoffs are chilly!  On a rare occasion, you may have a short hike out.
  • How safe is ballooning? – Investigate the safety record. Generally, most people who fear heights are surprised. No sense of movement because the balloon travels with the wind. Ask tour operators more personalized answers for your individual concerns. The views are spectacular and in a few minutes, you forget about any concerns you might have. Pilots have complete control of vertical movement.
  • What should I bring? – Make sure you bring your camera or video equipment in a soft bag to protect it and others from impact upon landing.
  • How much does a balloon ride cost?  – Check the websites above for pricing.  Some companies are located closer to Cottonwood and pricing may be less because the launch site is further away.  Also, cost may vary based on what is offered. Some tours may include a Champagne toast or light fare upon landing. There also may be package deals that can change but may be of interest. So, ask if there are different packages.

Make Sure You Have A Snow Shovel!

Remember the Sedona Winter of 2018-2019?

El Nino was responsible for our extreme cold weather last winter, especially February. Sedona had 5 low-temperature readings below 20º with 11.2º the lowest temp so far this year. I am pretty sure this will hold as the lowest temperature for the rest of 2019.

When I say “low temp”, I am referring to the temperature that hits the lowest point for the day. Usually, this is in the early morning right before sunrise. As soon as the sun rises, the temperature readings start to rise and quickly get above freezing.

What is “Hard Freeze”?

What we have to be worried about is a “hard freeze”. This is a combination of temperature and time below freezing that can damage the cell structure of a plant or bush. 27º is considered a danger zone. Ice can start forming on water and seasonal vegetation may be destroyed if the temp remains there for a sufficient time period.

Moving Forward – Are You Willing To Take The Chance?

Last year (2018), only 1 day at 18.6º was recorded. February had the most snowfall in any recorded month since starting in 2010 at 25.51 inches recorded at the Cottages At Coffeepot weather station. Chances are we may not see cold temperatures and snow like we saw last February but are you willing to take the chance?

Don’t Get Caught Off Guard!

Once the stores run out of winter supplies, it is hard to find any replacements.  It is better to be prepared than to be caught off guard. I was in Ace Hardware at the beginning of November and they had the snow shovels (all models) lined up at the entrance to the store.  Ace had plenty of buckets of driveway salt also.

snow shoveling in Coffeepot CottagesI went in to get some burlap to cover the plants when the temperatures get down below freezing and saw this first hand. When we got to Sedona, we bought a snow shovel, my husband has used it every year. Even in light snow, it is better to be pro-active and keep a path clear for walking.  It was only a couple of years later, that we had ice on the driveway and had to buy a snow pick to scrap it off.

This past February, we had such a large amount of snowfall (over 25 inches) that many residents were caught off guard.  We were the only ones with a snow shovel or salt. Many neighbors needed our help to clear driveways. My husband also has a rock climbing jeep if there was an emergency and someone needed to get to a hospital. Fortunately, there are four vehicles like the one pictured above in our neighborhood, but only Rick is here full-time!

Another item I would highly recommend is a cover to protect the outdoor faucet or spigot.  My house had both spigots freeze up in different years.outdoor faucet cover snow shovel I left a hose on one which is something you do not want to do in the winter during freezing morning temps. The other faucet was just a little too exposed to the elements.

Living in Southern California until 2007, I had never seen one of these covers.  It is worth spending a couple of dollars to put one of these covers over each of your outdoor spigots or faucets.

Faucet or Spigot Bib Covers

These faucet or spigot bib covers are easy to put on and take off to put a hose on to water plants during times when there is no freeze. The black pull has a circle at the end under the bell-shaped cover. Fit that over the faucet handle or spigot and loosen or tighten the pull.  Just make sure you put it back on before the next freeze!

 

Here are just a few things to keep in mind when you are off to the store to pick up winter supplies.

Snow Shovel

Pick up a nice sturdy snow shovel with metal on the scoop. This will keep your shovel from wearing out prematurely. It should be light but sturdy.  The snow shovel pictured above is 15 years old! Remember, you won’t be using it very often but you will be so glad you have it when you need it!

Driveway Salt

If you wait too long, this is another commodity that will be missing from store shelves.  I was able to substitute soft water system salt and it works just fine. I also recommend a small container that you can use to easily scoop the salt out of as you place it on your steps.

Burlap Roll or Bags 

Take inventory of plants and hedges that may need extra protection from early morning freezing temps. In most cases here in Sedona, you can keep plants covered and they should be able to weather the freeze.  I had a very hardy cactus plant and never covered it. It seemed to do fine every year until it didn’t… I lost this beautiful cactus.

If you cover cactus plants like the one pictured above,  make sure you are wearing gloves. This type of cactus has plenty of stickers that you won’t even be able to see. My suggestion, once the season is over take the tarp (at arm’s length) and throw it in the trash!

Odds and Ends

You might also need Bungie cords, rope or netting to secure the tarp around bushes or trees. I also bought some stakes to secure the netting into the ground. Last recommendation, don’t wait until the freeze is upon you to get all the supplies. If you plan ahead, you will be happy you did!

Don’t Let A Little Snow Scare You Away From Sedona!

I have found that many real estate agents do not show snow in their images. My husband was commissioned by an agent for landscapes of Sedona and she specifically told him “no images with snow.”  There have been some potential buyers who have had such a negative experience with snow and frigid conditions, they will not ever consider an area where snow could fall.

We are fortunate to have a four-season climate. Better yet, the winter and summer seasons are mild compared to the rest of the country. Why? The humidity is low. Sometimes the snow evaporates before it melts. It just disappears.

Many who have not experienced winter here in Sedona don’t realize just how beautiful it really is.  We don’t get a lot of snow and when we do, it melts the same day.  It is rare we see ice and that is only if the sun cannot reach it. Shady areas may make the snow linger. Our freezing temps are usually in the early morning and once the sun comes out, temps move into the 50ºs or 60ºs.  Rick has only recorded 3 days with a high of below 32º since 2011.  That is approximately 3,282 days (and climbing) that never had a day where the temperature stayed below 32º. My husband has a weather station in the backyard and tracks all the temps.

The contrast of the crimson color of the rocks and the evergreens with the pure white snow is just amazing to see.  Our cold is not bone-chilling because the air is dry. Most days, just a sweater will do. You don’t need to bundle up unless you are going to be out in the weather for longer periods.

Planning a Fall Open House In Sedona

As you are planning a Fall open house in Sedona, and your Sedona home is newly on the market, you have to take into consideration the shorter autumn and winter days, freezing temps, and deeper shadows.  Consider these ideas for making your open house bright, warm and welcoming.

Curb Appeal

In the spring and summer, it is easy to make the exterior of your home appealing by keeping the lawn green and trim, add showy blooms to your flower beds and trimming the hedges. But, if your lawn is the type that goes dormant in the winter, you know it won’t look its best. However, you can make sure it receives a final trim and has clean edges.  Keep the leaves raked and bagged, and add fresh much to your flowerbeds and the bases of your trees.

Prepare for inclement weather

All the meteorologists in the world cannot predict with complete accuracy what the weather above your home will be on the day of your open house, so you need to plan for multiple contingencies. That means protecting your entryway from the mud, snow and leaves that an unobservant guest may track in, having places for coats or umbrellas and other weatherproof gear. Here are some options to help:

  • Place a welcome mat outside both the front and back doors specially designed to remove dirt from shoes and boots like this one from LLBean.
  • Designate a place for wet outerwear. When potential buyers arrive during a downpour, it is important to let them know you have planned for them. Have empty hooks, or an empty coat closet available for their wet coats, scarves, and hats.
  • Place an umbrella stand just inside the door. If you have room, you can use a combination coat rack and umbrella stand. This decorative rack from Home Depot has room for both in a stylish but heavy-duty construction.
  • Once winter weather sets in, make sure your sidewalks are swept or shoveled, and that you have removed any ice from pathways and steps.

 

Create a warm and cheery environment

When it is cooler outside, buyers want to know that the furnace or radiators function. Avoid overheating your home, which can make it uncomfortable for buyers that keep their coats on. Aim for about 70°F. Be sure that windows are caulked and that there are no obvious drafts. If you have a gas fireplace, consider turning it on to add a cheery glow, but if your fireplace is wood-burning, consider using candles inside the fireplace instead since some buyers may be allergic to wood-smoke.

Finally, make sure your windows are clean and sparkling. Open drapes so buyers can see the view, and turn on lights in every room to chase away any dark shadows. You can add seasonal interest with a pretty wreath on the door and pumpkin or spice scents throughout the home.

Growing Indoor GardenSomething to think about this time of year is growing an indoor garden. As the winter season rolls near in Sedona, you might be hankering for some fresh greens, herbs or sprouts in your diet. Changes and improvements in lighting, soil and planting techniques mean that you can grow lovely plants in your home year-round. You can have a simple herb garden or an elaborate hydroponic system.

Growing an Indoor Garden

Container gardening is a collection of pots, jars, boxes or other containers that can hold a plant medium (soil, commercial soil-less mixtures, sand, bark or mulch). The medium supplies the plant’s roots with nutrients, moisture, air, and physical support. Hydroponic or aquaponic gardening uses fertilized water (sometimes including live fish) as the growth medium.

Here are a variety of indoor gardening ideas. Add one to your décor and give your home a much-needed lift in the winter months.

  • Terrarium: you can create a terrarium in a jar, hurricane lamp or unused fish tank growning an indoor garden.
  • Force bulbs: Tulips, amaryllis, hyacinth, narcissus, crocus, and other bulb plants can be “forced” to bloom indoors in the winter.
  • Simple terra cotta pots: Start your herbs in small pots on the windowsill. In the spring, you can transfer them outside.
  • Rock garden: Grow succulents or parasitic plants on a rock. Since they don’t need soil they can live for months with periodic watering.
  • Hanging planters: When space is limited, hang planters on the wall or from a hook in the ceiling. A variety of options can be found at retailers like Home Depot.
  • Growing an indoor garden might require a Mini greenhouse: For herbs, cherry tomatoes and other hothouse plants, try a mini greenhouse like this one at IKEA.
  • Potted citrus trees: Grow your own oranges, lemons, limes or cumquats in an indoor pot and add some homegrown vitamin C to your diet.
  • Mason jars: Set mason jars in the windowsill or shelf and grow simple herbs like rosemary, cilantro, and basil.
  • Plant table: Buy or build a garden table for your living room. A plant table is like a box with legs. You can plant directly into the box, or fill it with small pots.

Environmental Control For Growing An Indoor Garden

If you don’t heat your entire home throughout the winter, consider a soil heat mat for your garden. Sort of like a heating pad for your plants, the soil heat mat keeps the soil warm from underneath. Most plants thrive best at about 75-85°F and a heat mat will keep the soil at the perfect temperature.

Automatic watering systems can keep your plants moist even if you forget. The same as an outdoor drip system, a series of tiny tubes supply water on a timer system. A simpler and more mobile option is the use of a watering globe. Typically made of hand-blown glass, you fill the globe with water once a week or so, place it tube side down into the soil and it keeps the soil moist. Homemade water globes (from wine or glass soda bottles) will work as well.

Finally, consider the light. If you don’t have a well-lit window, or if you’re winter days are often overcast, consider a grow light. These come in a variety of intensities and sizes. A gardening shop can advise you on the best light for your situation.

A Disappointing Monsoon

Sedona September Weather Recap – Fortunately, the Cottages at Coffeepot in Soldiers Pass West Sedona received 1.26 inches near the end of the month. Unless we get a lot of rain these next 3 months, the lack of precipitation will negate the amount of rain we received in the first half of the year. Monsoon is now over and you would not have known there was a monsoon.

The Stats

Monsoon starts on June 15 and goes to September 30th.

During that time, Sedona accumulated 3.52 inches of rain. If you compare this to the 6.94 inches in 2018, the 2019 total is about one-half of 2018. This means warmer days because there is little cloud cover. June rarely has rain or cloud cover and this is why it is generally the warmest month of the year. In most areas that do not have monsoon conditions, August is generally the warmest month of the year.

Days with Rain in 2019 = 12

Days with Rain in 2018 = 32

Last Day of 100º+ Temps in 2019 = 09/04

Last Day of 100º+ Temps in 2018 = 08/19

As for 100º Temps – We average around 25 a year at an average 101º. 

The Warmest Days in 2019 were 103.7 in June and mid-August

We are on track to hit over 300 days of sunshine this year.

Sedona Arizona?

It’s All About The Tone..

Economic Conditions – I have had clients ask about how the real estate market is doing. It is a pretty standard question, wouldn’t you agree? However, since the hysteria of the media to report that the sky is falling in on the economy, the tone has changed in the way the question has been asked. Though, my answer has not changed. More on that later.

Florida Everglades SwampI think it is important to identify a couple of economic and financial terms for simple understanding. These terms affect economic conditions.

To be fair, none of this is simple. Economists get advanced degrees to voice their complex opinions on the subject utilizing data streams and algorithms that fit the narrative they want to project. Do you see where I am going with this?

But for the context in future discussions, it may help with understanding what affects the economic conditions of Sedona.

If you have a basic understand the indexes and terms used as well as talk with others in your local community, You will be able to make a good assessment of how real estate and the economic conditions are doing. It’s just that simple!

Definitions

  • Macroeconomics – Analysis of growth, inflation, and unemployment trends.
  • Microeconomics – Simply put when googled – the study of the behavior of individuals and firms in making decisions regarding the allocation of scarce resources and the interactions among these people and businesses.
    • Hiring, layoffs, inventory control, consumer spending, shipping practices, transportation, travel, etc.
  • Inverted Yield Curve – When short-term interest rate is higher than the long-term interest rate in the bond market.
    • Simply speaking, investors feel that interest rates will fall soon and want a higher return on a short-term investment.

Historically, the Inverted Yield Curve has been a precursor to a recession. The swamp creatures, for reasons which should be obvious, want us to believe that a recession is coming sooner rather than later because of this indicator.  This affects both macro and microeconomics.

Prognostication and Answers to the Questions

Prior to my Sedona real estate career, I was in the staffing industry and my husband was in transportation. Well before an upturn or downturn in the economy, the flags went up.  Either direction, temporary staffing was in big demand. Shipping and transportation were also affected. I knew when a recession was coming.  I did not need a talking-head to tell me what was happening. I do not feel any differently today.

As we know, anything can spark a change in the economic direction of our country and eventually our cyclical economy may see a recession. Nobody knows when or how deep that will be. As of now, I don’t see a storm on the horizon. You too can have a handle on how the economy is trending by analyzing the definitions above, using your criteria and not the swamp creatures and talking heads!

As for the Challenging Questions…

Tourism is Sedona’s main economy. Whether the economy is up or down, tourists still come. It just becomes more localized during a downturn. The economy is seasonal but fairly stable overall. If you talk to a local who has to deal with the traffic around town and in their neighborhoods (hiking trails), they think that we have too much tourism. I personally believe that we need to continue to have a vital economy and tourism figures into that equation.

Sedona Is A Unique Market 

The Sedona real estate market is a secondary home market so it lags behind the rest of the country during trending periods of our economy. People from across the country are investing in a vacation home, or are planning on retirement. Some are renting those homes to others before they retire. I have close to half of my clients who pay cash for the opportunity to own a home in Sedona or the surrounding area.

Why Haven’t I Changed My Answer On How The Sedona Real Estate Market Is Doing?

I stated in the first paragraph that my answer has not changed when asked about how the Sedona real estate market is doing. My market analysis is based on the local trend for current real estate statistics and what I see happening.

I set the tone in my market for innovative thinking which creates innovative solutions tailored for every buyer and seller in my market. I also set the tone for business values, based on the concept of World Class Service and exceptionalism. My goal is to exceed the needs of my clients and be the Sedona real estate agent of choice in the market for today and tomorrow.

Our Fall Selling Season

Right now I am keying in on what is going to make me successful in the upcoming Autumn market.  I just added more online marketing and will continue with my print campaigns as well as getting ready to send out my Fall Season Thankful card to all my clients. The spring selling season starts mid to late January and I will tweak my marketing based on the fall season.

Unofficial Fall Season Kickoff!

 

The Sedona Winefest is the unofficial kickoff Fall celebration tradition for the Sedona area since 2009.  In 2009, over 700 guests attended the event.  This has become such a popular event that in 2015, the number of guests swelled to more than 2500! Every year more people attend.

The event has drawn visitors from near and far to experience what the Verde Valley and Arizona have to offer in wine selections. Sedona Fire District – For those who are local or coming to Sedona would like to see the Sedona Fire District 911 Artifact and Memorial, it is located right next to Sedona Fire District Station 6 on the SR 179. The Sedona Monument welcoming you into our beautiful city is located right next to the fire station and you would make a turn into that parking lot.  This fire station is located in the Chapel area and can be seen easily on the east side of the street. Please stop at Station 6 and touch this artifact. Remember all the souls lost that day and all those who have suffered from cancer directly related to that event. Our servicemen and women who have shed blood and treasure for their country should also be honored and remembered. We will never forget…

A Poignant Recollection of that Fateful Day

 

This script below was taken from Ricks World Sedona written on the 10th anniversary of this horrific event. See the entire post as well as pictures of that day from Newsweek magazine in a very poignant video.

America will never be the same after that Tuesday in September back in 2001.  I would hazard to say that no country in the world has been the same.  Ten years have gone by but for many, it seems like only days.  There are those people who have been touched and scarred deeply by the event; family members, close friends, and co-workers, who never returned home that evening. Since then, over 6200 servicemen and women have lost their lives defending our freedom;  freedom from tyranny and terrorism. Some of these people go to sleep every evening and wake up every morning with the unbearable pain of what they had to endure.  Our hearts and prayers go out to these brave souls who continue to fight day in and day out to survive the scars they received from the events of that day.

For the people who were not directly scarred by 9/11/01, many may only reflect back when there is an anniversary.  As Americans, we will never forget.  It is incumbent upon us to ensure that future generations understand and appreciate our history and what can happen when evil forces try to take your freedoms from you.

Conversation with a Chipmunk… It is another brisk morning around 60º. A perfect time for a hike and a climb up Cathedral Rock. You arrive before the many other hikers.  Finding that special place in the saddle of Cathedral Rock, you clear your head and start your meditation. 

 

Hi Little Fella!

What’s that chirping noise? Hello little fella! What’s that you say?  Ahhh! I see what I am missing!  That sure is a beautiful sunrise. The sun is just starting to peek through the red rocks. Well little fellow, if you had not given me that nudge to open my eyes and make me look up I would have missed this daybreak. Thank you, for reminding me to live in the moment, little fella!

My son is an avid hiker who has a favorite spot for meditation at Cathedral Rock. He has had little chipmunks and other critters enter his meditation circle before but this time, he felt this chipmunk was trying to get his attention. Fortunately, he had his phone close by and was able to capture this moment on video.

As long as I have lived in Sedona, we have had a decent amount of rain in July and August, that is until this year!  The rain was significantly down from over 6+ inches in July and August of 2018 to 2.2 inches in 2019. We are at the tail end of monsoon.

How Has This Affected our August weather?

August temps were slightly higher than normal, averaging a little over 2º from the same time period last year. There were 7 more days over 100º compared to 2018 and last year there were 7 days in the 70s and 80s, with 11 in 2017 but none this year in August. Normally there is enough rain to cool off the August temps in Sedona. There have been many years with little to no triple-digit temps in August. It would be too much to assume that September would be a high rain-producing month. In the last 9 years, 4 have had less than an inch of rain. Two months were a little more than one inch leaving only 3 years at around 2.5 inches or more of rain.

There are other areas of Arizona that have seen some rain but not Sedona. I like to share storm cloud videos with lots of lightning and thunder but the weather has not cooperated!  So please enjoy this time-lapse video of moving clouds at sunrise and sunset.

Sedona Arizona: What is a landscape hotel? According to “Travel Away” It is a relatively new concept and refers to a type of accommodation designed to blend in with the surrounding environment and highlight the natural beauty that surrounds it. Only a handful of these boutique hotels are available right now.  This landscape hotel that will be built in Sedona will be the first of its kind in North America. It will be called Ambiente Sedona.  It is designed after the very first of its kind prototype hotel, known as Vivood Landscape Hotel located in Spain. It is labeled as “Green Tourism and Sustainable Architecture”.

 

Protecting the Environment

 

The City of Sedona’s Planning and Zoning Committee (P&Z) has given unanimous approval and go ahead with the project Ambiente Sedona for a 40 guest atrium hotel alongside the SR 89Ain West Sedona. The P&Z gave approval because of the changes to protect the environment which would include hand digging of the footings as necessary. The idea is to keep from destroying the flora and fauna and other natural vegetation and contour of the area.  Travel on the property will be by electric carts, e-bikes, bicycles, or walking. Other low-impact electric travel vehicles may also be available.

These units called “Guest Atriums” will be built on steel piers above the ground. The grade of the land will not have to be leveled. Each unit will be positioned to take advantage of the maximum views and meld with the Soldiers Pass topography. The units will have floor-to-ceiling bronze-tinted glass with a matte-black and a rusted metal look, similar to Mariposa Grill restaurant, see images below.

 

Where Will Ambiente Sedona Be Located?

Ambiente Sedona will be located across from the Les Springs subdivision entrance.  Mariposa Grill is located just to the east of the property border.  On the west end, is the Adobe Jack Trail System which is also owned by the property. Right past that is the Crestview community Church and St. John Vianney Catholic Church.

 

Ambiente Sedona – A One-of-a-kind Experience…

 

Michael Stevenson, a resident of the Soldiers Pass area and a very successful local business owner out of the Clarkdale area has had a dream. This hotel and project is his brainchild. Two Sister Bosses is at the helm of this project.  According to their Linkedin profile, It “is a sister owned and operated luxury hotel development and management company focused on creating one-of-a-kind experiences that are in harmony with the natural environment.”

 

A New Generation Takes On The Family Business

 

This will be Two Sister Bosses’ first project, however, this family business has had extraordinary success in our Verde Valley and no doubt will be successful in this venture. This new generation in the family business “is committed to sustainable tourism and bringing new exciting experiences to the community“. The concept is said to be in alignment with Sedona’s expanded focus on sustainability and innovative approaches to the long-term vibrancy of Sedona as showcased in the letter of intent for this project. ASUL LLC is the architecture firm behind this unique design (Adaptable System for Universal Living).

Sedona weather for July had below average temps and had some rain at the very end of the month (1.53”). This is less than normal for July. Last July 2018, we had 3.57”. El Niño conditions may still be showing some influence. We have had a total of 30 days over 90º and 13 days over 100º. Interestingly, we had one day under 80º because of the monsoon. This was a welcomed reprieve from the warm weather.  We were able to open the windows just about all day and night. Everything really cooled off.

Last year the Sedona July monsoon gave us 31 days over 90º and 12 days over 100º. Our overall temperature for highs, average or lows was 3º less than last July which is about the same as June. Overall, June is normally the hottest month of the year, but because we didn’t have much rain, July was slightly warmer than June.

Vivace Restaurant in Tucson was the other Most Scenic in America.

Sedona’s Mariposa Restuarant – After seeing these photos, I am sure you might agree that the views from this restaurant that inspires South American and Central American cuisine are amazing.  There was a real estate office located on this bluff before this restaurant existed. It had been there for decades. The office sat empty for the longest time. I always thought that this was some of the most beautiful views in all of Sedona.  The property stares directly into the stunning views of Soldiers Pass.

As you walk up to the restaurant, your eyes are drawn to the 1000 pound handcrafted African and South American stone. The door opens with a power assist! The interior of the restaurant is another art form in and of itself. From the glass-enclosed wine vaults to the floor to ceiling windows and magnificent artwork and light fixtures. Everywhere you look is a feast for the eyes!

Sedona Mariposa Restaurant

Chef Lisa Dahl is a pioneer in the culinary scene of Sedona. I have had the opportunity to talk with her about Italian cuisine when she had a store attached to her signature restaurant in the Village of Oak Creek “Cucina Rustica“.  Mariposa may now be her flagship restaurant, but Lisa’s first store was Dahl & Di Luca Ristorante Italiano. Pisa Lisa pizzeria autentico was added in a redesigned failed Pizza Hut building. She took it over after another Mexican restaurant failed. Redesigned the building inside and out and created a spot where you could have casual dining on artisan pizzas and salads. She also moved her modest store of Italian pastries and other goods to this location.

Recommendation(s)

I personally would recommend all of Lisa Dahl’s award-winning restaurants. But if I want to impress, I make a reservation for lunch and dine on the enclosed patio of Mariposa. I am blessed to have a restaurant of this quality within 5 minutes of my office and home. To me, the views don’t get much better.

Other Great Choices

Besides Lisa’s restaurants, there are a few other fantastic choices I like to take special people to. Any restaurant in the Enchantment Resort is an experience and clients of mine deserve to see and enjoy this hidden gem and the restaurants within the resort. The drive through Boynton Canyon is pretty special. It takes about 1/2 hour to get there from Uptown because it sits way back in the canyon.  Red rock walls surround the entire resort.

Another wonderful option is L’Auberge de Sedona located on Oak Creek in Uptown. During summer, there is no better place to be than on the banks of the creek at the Cress Restaurant.

It is considered one of the”Top 100 Al Fresco Dining” spots in the USA by OpenTable.
