Aerial Video of Secret Mountain Fires From Soldiers Pass West Sedona

Soldiers Pass West Sedona Aerial Video

Aerial Video Secret Mountain from Soldiers Pass- August 2018 – These fires started north of Boynton Canyon on top of Secret Mountain and could be seen easily throughout the Sedona area. The video shows the smoke rising. Fortunately, the smoke missed the Sedona Valley. However as night fell, cooler temperatures allowed the smoke to drop.

The fires were right above Enchantment Resort but are now moving north.

  • Cause: Lightning – Predicted Smoke Impact Area: Oak Creek Canyon, Sedona, Verde Valley, Boynton Canyon, Enchantment Resort and Seven Canyons Resort.
  • Resources: No action being taken due to significant risk .
  • Fire modeling indicates the fires will not pose a risk to communities and unlikely to grow out of the wilderness. Fires are being monitored.

According to the National Fire Protection Association, a five year study stated that local fire departments responded to an estimated average of 22,600 fires per year that were started by lightning. In addition, federal and state government departments reported another 9000 wild-land fires. This study was done by the National Interagency Fire Center in a 4 year period. Most of the fires were started outdoors but civilian deaths generally occur when lightning strikes homes.

 This was Sedona’s First White Christmas (2016)! 

The Dog Days of Summer and Hot August Nights are here. Many are longing for those cool brisk evenings…. but are you sure you want summer to end?

Yesterday (YouTube Thursdays),  I was going through many of my videos making sure my YouTube Channel was up-to-date.  Thanks to Debb Janes EcoBroker and Bernie Stea JD – I decided to go through my play-lists so that all the videos were easily accessible.  I have learned a lot about YouTube (from Debb) and now feel I have a good handle on my channel and play-lists as well as other areas of my YouTube channel. I highly recommend checking the group YouTube Thursdays you will learn alot from Debb and the community.

Getting back to the topic…..I found the video above as well as other winter videos, and it reminded me to appreciate each season for what it is. Fortunately, our weather is not as warm as other areas south of Sedona.  For example, Phoenix has had 11 days of record low temps above 90º when the city averages only 4 days in a year of low’s above 90º.

If your weather is warmer than usual, enjoy this snippet that may allow you to think of cooler weather that will be here sooner than we expect. Enjoy each season for what is and what it offers.

Sedona Summer Weather

In the last two months (June-July), the highest low temp was recorded at 69.5º for Sedona . So you see, this is why we can open our windows around 8 to 9p. The AC might run from 10a to 8p on and off. It does not run constantly and we hold the temp to 78º-79º. This seems to be the setting that is most comfortable for me and my husband.

Historically, July is the peak of Sedona’s warm weather. Typically, the monsoon is more prevalent in August.  There is more cloud cover which keeps the temperature down.  People come to Sedona to be outdoors, go hiking, etc. So after the first week of July, some tourism slows down. With Arizona kids going back to school in the first and second weeks of August, local visitors tend to stay at home and settle into the new school year.

 

Verde River KayakSo, if you are here in Sedona in the summertime, remember that the mornings and evenings are very pleasent. You can do many outside activities. Always bring lots of water. Because Sedona has low humidity, you need to stay hydrated. The roads and parking are not as crowded.

Of course, spring and autumn are the busiest times of the year here in Sedona. The weather is pleasent and in the spring, the desert flowers and trees are in bloom.  In the autumn, the fall colors start to unfold. There are warm days and cooler evenings. Mid-October to mid-November, the leaves are turning colors. It starts in Flagstaff in early to mid-October and works it’s way south through Oak Creek Canyon. West Fork trail is extremely popular and parking is limited so get there early to get a good parking spot. Make sure you check when the parking lot opens.

Monsoon Conditions Started July 6th, 2018

July 2018 Sedona Weather Stats Update – In Sedona, the monsoon kicked in on July 6th. The rain totals are more than adequate for healthy plant and tree growth mainly because it is more spread out and dropping in smaller amounts. There were some days that the temps in the afternoon dropped to 66º because of the cool rain. This caused cooler nights and milder temps the following days. There were two less days over 90º then there were in June, probably due to the increased cooler rain. There was a heat spell of 5 days near the end of July that was broken from the rain and cloud cover.

300 Days of Sunshine?

We are a 7 months into the year and have 184 days of sunshine so far. We are on the way to another 300 days of sunshine for the year! We only need 23 days a month to reach that goal.

The above chart has three new categories added. I was trying to find a consensus on what is the ideal weather temperature range.  I would have included the number of days in that range for every month. The more research I did, I found that this was extremely subjective. Everyone has a different opinion of what they consider to be a comfortable range. So added the 3 ranges that were not accounted for on the previous chart.  You will find them in green.

An Example

If I tell you that the Sedona weather was fairly mild in January; without the green ranges above, you might not see it. But by including the 3 additional ranges, you can see that in January, there was 1 day in the 70º’s and 18 days in the 60º’s. So two-thirds of the month of January was above 60º!  That gives the reader a better idea of what the writer considers to be mild.  This gives you… a better idea of temperatures for that month based on what you consider “comfortable” in a temperature range.

 

The Sedona Weather Almanac has the complete history from 2010 of rain and snow totals by month as well as mean temperature. It also has the highest and lowest temperature by month and the historic average for comparison.

How has the monsoon affected the Sedona Weather in July?

The thunderstorms that strengthen during the day, give us a chance to shoot some dramatic photos while these clouds build, sometimes to 50,000 feet into the atmosphere.  This cloud was building with a very rare triple lenticular cloud at the upper left of the image. I pulled over to snap a photo and it had already fizzled out. But you can see the energy in this system is presenting an ominous front.

Comparing Sedona to Phoenix Area Weather for July

Please remember that Sedona Arizona is about 2 hours north of Phoenix. The monsoon energy in these thunderstorms generally is not as strong as found in storms in Prescott, Flagstaff, and the Valley of the Sun (Phoenix metro area).

The weather station used to get the stats below is in Tempe Arizona (KAZTEMP84). It is located very close to Tempe Town Lake and Arizona State University which is not too far from the airport (PHX).  Because it is located close to a water source, the temps may be a little cooler than Phoenix Metro. Right now, (8:40a) there are stations reporting 95º and this station is reporting 90º. In Sedona, the temp is currently 76º.  This is why we can open our windows at night and in the mornings. The hottest day recorded in Sedona was 112.7º in June of 2016.

In all fairness, you won’t find much better weather from November through February.  Southern Florida, Palm Springs California would compare to southern Arizona for winter weather.

If you are looking to stay away from extremes in weather during the winter and summer months, Sedona has a temperate climate that has only a few weeks of either cool or warm weather. Humidity is about right overall. The averages are in the zone that is comfortable. 40% to 60%.  In July, during monsoon, the humidity averaged 57%.

2018 Second Quarter Cottages At Coffeepot Market Conditions– This is the most activity I have seen in this small community for many years (10 sold in 2016-17-18) so far. There are two listings on market currently.

A Unique Gated Community

Each of these town homes are very unique. They have custom floor plans, different lot sizes and each view is different. Courtyards and garden areas vary as well.  Many of the luxury town homes have been updated to varying degrees which makes pricing price per square foot a challenge. Looking For That Lock and Go Sedona Lifestyle? 

The Cottages At Coffeepot West Sedona is a gated community for those who want a lock and go lifestyle. The community has a full-time grounds keeper who maintains the front landscaping of each home.  There is only one way in and one way out and it has a security gate to maintain your privacy and safety.  The Cottages are very safe.  Because the Cottages sit over a mile off the main highway (89A) and are tucked in at the foot of the forest preserve, there is little traffic that is not accounted for. Though there are neighbors on either side of each town home, privacy is maintained very well. You have to see it to believe it!

Designed For Low Maintenance and Relaxation

There are 34 homes and generally 10-12 full-time residents who live in the Cottages while other residents travel to other homes based on the season.  Some spend summers here and others spend their winter months in this community.

Heated Pool May Through October 

One of the unique features that residents enjoy at the Cottages is a heated swimming pool that is available from May through October.  The pool area sits higher than most of the luxury town homes and has a great view of the surrounding red rocks.  (See video above)

Coffeepot Rock

Straddling one of the famous rocks in Sedona. ..Coffeepot Rock, the pool is located right below. From the main street of the 89A, it looks just like the old percolator coffee pot, but as you move around the rock, it can take on another appearance of  a “Standing Eagle” a name given to the rock by the Native Americans who inhabit the area.

Luxury Amenities

Besides the pool, you can play a set of tennis anytime you choose at the tennis courts located right below the pool area.  If you decide you want some fresh air and a nature walk, there are trails by Coffeepot that lead to Boynton Canyon to the west and Jordan Park to the east.  The Seven Pools and Devil’s Kitchen are a ten-15 minute walk right outside of the community.  There are Jeep trails also that you can take to get to those features. Just make sure you have the required permit and a narrow rock climbing vehicle to get you back there!

Gated Community

You enter the community from the top of the hill and the monument lights meet the dark sky requirements.  These monuments throw a soft light down onto the pavement and each townhome has one or more in front of their home.

Green Grass

As you can see, there is green grass where you might expect rocks and desert plants.  Most of the community has grass in front of the town homes. However, the HOA is considering modernizing the landscaping in increments as needed to bring a fresh young look to the complex.

As mentioned before, there are 34 units.  Two of these units sit on two lots. Most of these luxury town homes are two and three units to a building. Each unit has some sort of courtyard in the front and a backyard garden area.

Half of the community borders the forest. Many units have built in BBQs and all have a slab patio front and back.  Those units that sit on the east side of the street have a view of Coffeepot Rock from the front of the town house. All in all, each luxury town home is unique and special.

The Cottages At Coffeepot Architecture Is Timeless & Built To Last 

The architect is a prominent local resident who builds a quality home that usually remains pretty timeless. Don Woods has designed more than 200 local homes including Junipine Resort in Oak Creek Canyon to Heartline Cafe and the Sedona Racquet Club according to Sedona Monthly Magazine. This article was back in 2006. The builder is still active in the community.  He is Phil Morris.  Currently he has a multi-million dollar project about 3 minutes from the Cottages located right on Soldier’s Pass. Again, Phil Morris provides a quality product that a home owner can be proud of.

The Cottages – Affordable Alternative In Soldier’s Pass

The Soldier’s Pass area of Sedona is one of the more pricey areas in Sedona. The average home price in Soldier Pass right now is over $1,650,000.  On the other hand, The Cottages At Coffeepot sit on some prime property at the very end of Soldier’s Pass and offer a more affordable alternative choice of living in a luxury setting.

Red Sky At Morning – As I was going to bed last night, there were flashes of lighting and the distant and muffled sound of thunder. The pitter-patter of the rain started off slowly and then the heavens opened up creating a quarter of an inch of rain in 10 minutes. Then it stopped suddenly!

Sedona July Weather Summary – Cottages At Coffeepot

So far this month, our Sedona weather station, which is at the end of Soldiers Pass, has had 2.81 inches of rain. Considering we have had only 1.25 inches of rain from March 1st to June 30th, we are welcoming this rain with open arms!

The high for the month was 106.3º on July 5th, before the monsoon kicked in. From July 6th to the 18th, we have had rain every day. There have been only 4 days at 100º or more and 4 days in the low to mid 80ºs. The low temp for the month was 55º and the average so far is 78º.

The average humidity has been 60%. I personally most comfortable around 40%. With low temps and low humidity at night, we can open windows and keep them open until 10 am on average.

If you have never seen the monsoon, it is in full swing right now. Mid-July through Mid-August is peak time. This time of year thunderhead cells just pop up and they are unpredictable.  These events are so amazing, that sometimes we just put our chairs out and watch the weather develop!

Yesterday….

Monsoon-tornado like cloud forming

This tornado like cloud had a very slight rotation but as I took the image, it started to break up at the bottom. Tornados are extremely rare and the only documented one was in the high country near Flagstaff. The closest thing we have to this is a dust devil event in desert areas with high heat.

Recap of Sedona Weather – January Thru Jun 2018

In the chart above, you can see there are no days, so far this year below 40º for a high. Even with 3.75 inches of snow, which melted quickly, most locals were able to get by with sweaters and maybe gloves and/or hat in the early morning. We did not see any temps at 100º until June. June is generally our warmest month because monsoon conditions do not develop until July keeping temperatures down in July and August.  This is evident on the 2017 chart below. There were only 8 days of 100º+ temps in July and 0 days in August! The low temperature does move higher in July causing the mean temperature to rise slightly, but the high temperature averages usually remain lower than June.

Why Does Humidity Make Us Feel Uncomfortable?

While most of the country is in a heat spell, the weather in Sedona Arizona is about normal for this time of year. One big difference in all of Arizona is the lack of humidity.  The human body cools when perspiration escapes the millions of pores in our skin and it evaporates causing the skin to cool (evaporative cooling). However, humidity forces the perspiration process to slow down or work harder. With all the surrounding moist air, the skin cannot cool causing an uncomfortable situation.

Humidity makes warm-weather feel warmer and cold weather feel colder. Very low humidity can also be an issue for some. It may cause cracked skin and nose bleeds. Evaporative cooling speeds up in these conditions and may cause dehydration very quickly. Drink plenty of water in dry conditions. Know the limits of your exercise and exertion, especially when outside. We can adapt well in relative humidity between 30% and 70%. Ideal conditions have a humidity level of between 50% and 60%. The average humidity in Sedona is 47.5%. 

As We Move Into Our Sedona Summer 

We have had a mild winter and lovely spring. It was a little cooler in March but April was a little warmer than last year and the leaves on the trees seemed to take a little longer to unfold. May was just a little warmer with less rain.

We are off by about 12 inches from last year. Now that we are officially in summer and monsoon, we should see a lot more rain.

What Stands Out…

The Sedona weather up through June 2018, has had 13 days with less rain and 159 days of sunshine. It only makes sense that with less rain comes more days of sunshine. We are on a path to get well over 300 days of sunshine here in Sedona. This is 9 days ahead of last year’s pace. Last year we recorded 300 days of sunshine.  Three hundred days of sunshine is fabulous but we still need the rain and I hope monsoon will provide it for Sedona and the rest of Arizona.

Overall – Sedona is a wonderful place to live every season of the year. You get seasons but they are bearable compared to other parts of the country. So, if you are in need of thawing out, Sedona might be an option for you!

9 Ways to Celebrate Independence in Your New Home

Our Independence Day is Wednesday, July 4th.  Sedona will be enjoying numerous activities. There will be the Wet Fest from 12 noon to 4 PM. Spend your day with us and still have time to drive to your favorite fireworks show at night.  There will be lunch and music, swimming and a waterslide surrounded by the red rocks.  The pool opens at noon for a free recreation swim. Food is not included, but there will be vendors right outside the pool gate. Parking is available in West Sedona School parking lots.

If you recently purchased your new home, there’s probably a holiday just around the corner giving you the perfect opportunity to host a party in your new digs. With Independence Day coming up, here are some ideas for celebrating your independence from landlords and rent, while showcasing your new place.

There’s no better way to celebrate the nation’s independence than hanging a flag. Take care to follow the correct instructions for displaying the flat. You can find complete instructions for hanging the flag here. If you plan to install a flagpole, contact your neighborhood association or community clerk’s office so that you follow any regulations, rules, or ordinances regarding pole location, height, and other considerations.

  • Combine colored flowers
    Fill your planters and container gardens with mixtures of red, white, and blue flowers. Create a mixture of blue ageratum or lobelia, white alyssum, petunias or heliotrope and red salvia, geraniums or snapdragons.
  • Door decorations
    Create a wreath of miniature flags to grace your entryway. Hang bunting or create a bow of red and white striped or blue-starred fabric and add colorful wooden start, flower picks, or garlands.
  • Centerpieces
    Set up picnic or card tables on the patio and cover them with patriotic colors. Make a centerpiece of a small red or white painted bucket filled with blue floral stones and small flags, sparklers (if allowed in your location), and pinwheels.Alternatively, if your party extends into the evening, place lanterns with red, white, and blue candles on each table. You can hang lanterns from planter poles or on chains from trees too. If mosquitos are a problem in your area, use citronella candles in patriotic holders to keep the pests away from your visitors and provide a pleasant scent and candlelight ambience.
  • Slake your thirst
    If you’re ambitious, create red, white, and blue-layered drinks for the kids and try these patriotic cocktails for your more mature guests. Create frozen treats or sorbet from pureed strawberries, blueberries, or raspberries, or put guests to work churning old-fashioned ice cream.
  • Stay cool
    Make sure to provide shade for your guests. If you don’t have a covered porch, set up umbrellas or a gazebo, and give everyone a celebratory hand fan to keep cool.For the kids, consider setting up a mister. Children love to play in them and parents don’t need to worry about accidental drowning. In addition, a mister can cool the surrounding temperature by several degrees.
  • Yard games
    What’s a patriotic celebration without a little friendly competition? Yard games such as lawn darts, horseshoes, croquet, corn hole, bocce, and badminton are easy to set up and fun for all ages.
  • Simplify your menu
    Sometimes we forget that the cook wants to celebrate too. So simplify your menu to items you can make ahead, serve finger foods, or pre-smoke the ribs and them throw them on the barbecue for a quick reheat just before serving time. Cupcakes in ice cream cones, layered Jell-O, fruit skewers, or individual strawberry-blueberry trifle make dessert time easy.
  • Set tour schedules
    Your guests are going to want to see your new home. Remember that you cannot keep an eye on the grill and give a tour at the same time. So, set specific tour times when you can easily leave the yard and inform your guests that you’ll happily show them around at those times. Remember to provide towels or doormats if your guests might be wet (from playing games or keeping cool), keep your tour quick, and move everyone back outside when you’re ready to move to the other activities.

A New Era of Sustainable Tourism

The Delicate Balance

Sedona is an economy sustained by tourism. The hospitality industry is considered the largest contributor to the Sedona economy. It is a major source of income not only to Sedona but the the entire Verde Valley.  With 3 million to 5 million visitors a year visiting Sedona, and a local population of 10,255 (estimated), there needs to be a delicate balance.  Visitors and locals need to co-exist.

Who Is the City Government Working For?

Our city government handles many complaints every week from residents who travel our local streets. The mayor picks up some of these calls and may hear from an angry resident about the traffic issues.Some of these calls are considered “rants”. However, many residents feel that the mayor and others are putting tourism over the local residents needs. Sedona residents and others who live locally in the Verde Valley, feel that the delicate balance has shifted toward the tourist.

Tourism subsidizes our City services to the tune of $2,630 per household, according to the Sedona Chamber of Commerce.  Without tourism, each of the roughly 5,125 households would have to come up with that money to pay for basic services. This is why we must consider the delicate balance between the residents and visitors.

An Example of the Delicate Balance Shift to Tourism

I get it, 66% of the sales tax revenue comes from tourism. Here is an example of this shift.  There is a goal to get more mountain bikers to visit the area, many of the hiking trails have been cultivated to be mountain bike friendly. It is hard to enjoy a nice hike when mountain bikes are whizzing by you, telling you to “move over”! Also the mountain bike yearly festival is the same time period as the Sedona International Film Festival.  Seems to me, that there are 52 weeks in a year. Do we really need two very different “Festivals” in the same week?

A Resident’s Point of View

As a resident of West Sedona, I have talked with many locals and clients about the situation.  Sedona has some beautiful hiking trails. You can find these trails everywhere. Many of these trails are located within residential areas. With the increase in tourism three fold in the past 10 years, (Arizona Daily Sun – May 7) many of the trailheads cannot sustain the traffic and parking in and near these trailheads.  Most of the trailheads are either in neighborhoods or a short walk from a neighborhood.  Cars are parking on the shoulder of neighborhood arteries. The cars are parked partly in the street and erode the shoulder. This is also causing a major safety hazard. Soldiers Pass and Dry Creek Road are two areas that this is most noticeable. Some cars are parking up to ½ mile or more from the trailheads. Hikers and mountain bikers are walking and riding in the middle of the street creating another hazard on these heavily congested residential arteries and neighborhoods.

Traffic Is A Matter of Perspective

While working as a Sedona REALTOR®, I have found some clients say that there is way to much traffic and they have decided to buy elsewhere. I have owned a home in Sedona since 2003. I have seen a lot of changes over that time. In my opinion, If we are not changing we are stagnating. However, if you have only lived in a small town atmosphere, it might be hard to convince you that the Sedona traffic issues are not that bad. Those of us who come from highly urban areas know that traffic can be a real nightmare. In Chicago, I can remember driving one exit on the expressway that took ½ hour.  In the Los Angeles/Orange County metropolitan area, you could easily add one to two hours extra to your commute depending on time of day and where you were traveling (maybe even more)!

Pinch Points

The traffic congestion I showed in the two images added 5 to 15 extra minutes. On a holiday, you might see a 30 to 40 minute increase in traffic if you are coming from the far end of the Big Park area.  Rarely, does the traffic exceed a 10 -15 minute adjustment if you are coming from the Chapel area. Just like the beach areas in summer, locals learn what is the time to travel with the least amount of traffic. When possible, we schedule tasks and appointments in non-peak hours. Locals know the pinch points and how to avoid them. I should also say that the city understands where the pinch points are as well. Solutions are already in the pipeline to minimize high traffic pinch points.

Can Sedona Survive Without the Hospitality Industry? 

Our visitors add over $11 million in local tax dollars and they generate over 66% of the sales tax revenue. There are 10,000 jobs that are support our tourism at over $200 million in wages. The Top 5 employers are:

  • Enchantment Resort
  • Diamond Resorts – Los Abrigados, Bell Rock Inn, The Ridge, and The Summit among others.
  • L’Auberge, Orchard’s Inn, and 89Agave
  • Hilton Sedona Resort and Spa
  • Pink Jeep Tours

State Route 179 constructionThis is just a fraction of the number of businesses that help support and sustain Sedona’s Tourism economy. Can we live without tourism? I think not!

 How Did Sedona Get Here?

I look back at the Great Recession and remember what it was like to watch local establishments go out of business. Some of that was also fueled by the necessary improvement in the state highway SR179. The combination of the road improvements and Great Recession hurt local business.

Many Say The Chamber Is Doing Too Good A Job!

Our Chamber of Commerce is led by an outstanding team, some frustrated residents might say they are “too good”.  There is more to Sedona’s tourism improvement than just the Chamber of Commerce. A better economy and targeted marketing from the Chamber along with national media attention during  National Championship sporting events and the Super Bowl as well as increased Cactus League spring baseball training and social media “sharing” contribute to the continuing improvement and draw of tourists.

 

Sedona Chamber of Commerce Versus the “Delicate Balance”? 

 

Sedona Chamber of CommerceWhat to do? Many visitors and residents alike come to Sedona to get away from the traffic and congestion of their own areas. They want to escape and relax, enjoy the outdoors, and all that Sedona offers. However, if things keep becoming more congested without any improvement or solutions, we may see these much needed tourist dollars go to other areas. We need to fix the traffic pinch points and do our best to even out the tourism spikes, so we can get back to that delicate balance.

The Red Rock News in an article about the pavilion in Barbara Antonsen Park, Jennifer Wesselhoff said “that often, Sedona is a bit of a ‘confused community'”. She may be right on point. Here is her quote with more below. We want a vibrant economy but we don’t want noise,” she said. “We want tourism dollars but we don’t want tourists. We want events but we don’t want too much traffic. We want to be a city animated by the arts but we don’t want music at night. We’re a little confused as to what we want to be when we grow up.

A Message from the Chamber CEO

The Sedona Chamber of Commerce headed by Jennifer Wesselhoff, President/CEO, published a “Message from the CEO” outlining the traffic challenges and start of solutions for the “Destination Plan”.  Here is a small part of her letter…

I’m excited because starting at the City Council meeting starting at 4:30 p.m., we start managing tourism in a new way – focusing on preserving Sedona’s quality of life and lessening tourism’s impact by managing the visitor experience.
It will take a community consensus to fix challenges like traffic congestion, but I believe the Chamber can take some immediate actions: 
  • We are asking Council route a planned $268,900 increase in the tourism budget to transportation improvements instead.
  • I will present plans to reinvest 23% of our tourism budget in Sedona.
  • I’ll explain that we will not market Sedona inside Arizona this summer, aiming to help alleviate traffic, at least a bit.
  • We will mention the Sustainable Tourism Plan we are preparing in partnership with the City of Sedona and ASU, due this fall. The Plan will include exciting new ideas in transportation alternatives, visitor education and community stewardship.
We have a lot to talk about in balancing preservation and a tourism-based economy, and it is time to get the conversation going.

 

According to the Chamber website, the Sedona Sustainable tourism Plan is due in October 2018. Jennifer Wesselhoff stated that she is “confident it will help us work together to balance the three legs of the Sedona experience.”

West Fork Trail located in Oak Creek Canyon is approximately 9.5 miles north of Sedona, Arizona. West Fork Trail is located off the scenic highway of SR 89A which leads up to Flagstaff. The two busiest times of the year are the spring and fall seasons….especially fall. The parking lot fills up early and there is a charge to park there. Make sure you bring your camera because the scenery is fabulous. The trail meanders back and forth over Oak Creek tributary creating many scenic pictures. Make sure you bring your camera!

inventory – The inventory was low for the entire 2017 selling season. As you can see the inventory is trending up in 2018.  There are 15 active market condos available through all subdivisions and neighborhoods in Sedona proper (86336 zip code). The inventory is trending higher partially because of all the new townhouse inventory that has hit the market in the recent months. This inventory surplus hit the very top of the market at $1.1 million and higher. Overall inventory may not weaken the seller’s advantage. These are still low numbers and does not indicated a tremendous surge in available condos.

Median Cumulative Days on Market (DoM) – There were 76 Days on Market at the end of April 2018.  It should be noted that the last time the DoM was under 76 was March of 2015.

Median Percent of Last List Price – At the end of April, the Sold (Closed) Price was 98.3% of the list price. The last time 98.3% was at that level was August of 2006, almost 12 years ago! This in-dice bottomed out September 2010. Very strong indicator for a seller’s market.

Buyer or Seller Market  (MAI)

The Market Action Index is still showing a seller’s advantage at 32.5. However, there are some condos that have been on the market for many months and those sellers might be willing to make a deal.   Basically, buyers should take note of this.  Also, Days on Market (DoM) are also dropping rapidly every month. Buyers should be ready to purchase or they may lose out on the sale. The “Push Pull” point for supply and demand is an MAI of 30. Above 30 is a seller’s market. But there is approximately 3.6 months supply which does not work in the buyer’s favor. This is the lowest number of months available since April 2006.

Bottom Line

The Sedona 86336 market is steady right now.  The DOM has trended lower, and the inventory is moving higher. Many buyers are looking for the convenience of lock and go residences that are maintained by associations (HOA). However, seasonal shifts such as a softer summer selling season may have some affect on the market. Right now the indicators are very strong and it remains to be seen how much of an affect a seasonal shift might have.

Sellers should consider placing their condos or townhouses on the market based on the current indicators.

Sedona Golf Resort to Payson – Rim Country

Starting at the Sedona Golf Resort in Village of Oak Creek, we headed to Payson, which is located above 7000 feet in (Mogollon~ pronounced Mõe-gee-on) Rim Country.  To get there you climb from the Verde Valley AZ-260 off the I-17. As you climb past 6500 feet the beautiful rolling hills turn into a pine tree forest.  The temps were in the high 70ºs and very pleasent.

The trip to Payson is about 1 hour and 45 minutes from Sedona.   We had no particular destination in mind. We thought we would just get to know our state a little better.  Just about every town has a “Main St.” so we plugged that into the trip computer and off we headed!

So our first stop was in the Village of Oak Creek .  I wanted to preview a couple of Sedona Golf Resort homes right on the golf course for clients.  Right behind the Hilton is this signature hole and we had to snap a picture! It was a beautiful day for a golf outing and many were taking advantage of the great weather.

The GPS coordinates led us right to Main Street Payson AZ.  We just had to get a picture of this historic Oxbow Saloon.  This saloon is “certified” for having paranormal activity according to oxbowinn.com.

Actually, the first thing I noticed was the “For Sale” sign.  (What would you expect from a Realtor!)  Now … I am not quite sure who would want to spend the money to buy a huanted saloon!  LOL! I bet you can get a scary deal!

We drove further down main Stree and it came right into this town lake next to the Payson Golf Course.  Many families were enjoying the area and having picnics.  One couple was on a road trip also.  They were coming from Globe – trying to beat the heat!

This was a beautiful shade tree hanging right over the lake.in Green Valley Park  There were a few ducks gathering around it.

In the distance there is a fountain (center). There was another fountain close to a dock.  They provided a little ambience. You could here the water falling back to the lake. It was very relaxing.

On our way into town,  I saw a little coffee shack, so on our way back we stopped for a cup of coffee.  To my surprise they also had home-made fudge. It melted in your mouth.  I got 3 different kinds of fudge.  My husband put some in the freezer in small chunks and is still enjoying his fudge with carmel chunks and sea salt crystals.  YUM!

These next few pictures were taken on the way home. We were going to stop at the Tonto natural Bridge but thougth better of it.  We will save it for another trip.

We did spy on this creek that many kids were enjoying.  It was only about 18 inches deep but refreshing in the summer heat.  The red rocks caught my eye and we decided to stop and check it out.

 The pictures with the century plants were around 6000 foot level and century plants were everywhere in different stages of blooming.  They have another week or two before they start to wither.

It was a fun trip and good to get away.  More road trips to follow!

Sedona – A Popular Destination

Choosing Sedona as a home destination will become more understandable as you see the reasons below. Though there are many reasons buyers choose Sedona, these are some of the reasons that buyers express when looking for that special home.

Buyer say they love the healthy mild climate. The air is clean, there are outdoor activities all year long including hiking and mountain biking among the red rock formations. Golf and tennis are other popular activities. Just living among the red rocks and enjoying a dark sky is a powerful draw for buyers. Mild weather with very little noticeable humidity and 300 days of sunshine is yet another big reason to move to Sedona. Is it any wonder why Sedona is a second home and relocation destination?

Sedona is an International Dark Sky Community

One of the main reasons Rick got Red Rocks Fever was the night sky.  You could actually see the Milky Way at night along with shooting stars. Sedona reminded him of being a kid again when there was little light pollution and you could see stars. With the suburban sprawl that changed quickly.

Sedona has taken great strides to continue to suppress light pollution and preserve the dark sky. There is an actual city ordinance that covers what residents and the business community can do with lighting.  In 2014, Sedona was designated the eighth International Dark Sky community. There are 18 other communities world wide including Big Park Village of Oak Creek Arizona. Flagstaff Arizona was the very first city to be designated IDA back in 2001. Each area that is designated must meet stringent criteria to carry the IDA designation. There are also 30 International Dark Sky Parks. The Grand Canyon-Parashant National Monument, Arizona and Elan Valley Estate, Wales, United Kingdom are two such parks. In another category, there are 13 International Dark Sky Reserves that have also been added to the list. Of the 61 areas world wide, 36 are located in the United States and 7 of those are located in Arizona. Four of the seven are located in Northern Arizona.

Sedona Weather Though April 2018

There are a few reasons why people love the overall climate and weather that Sedona has to offer.  Sedona – Oak Creek sits near the northern end in the transitional zone right below the Colorado Plateau. Below the transitional zone is the Sonoran Desert. This is where Phoenix and Tucson are located. Many more species of plants and trees with some precaution can survive in this transitional zone. Cactus, and yucca live right along side juniper and pine trees.

Sedona Has Mild Year Round Temperatures

Often enough, those coming to Sedona are unfamiliar with the difference in weather and conflate the Phoenix weather with Sedona. Many think the heat in summer is 110º plus for the summer months, when in fact there were only 23 days over 100º for the entire year. Not one day went over 99º in the month of August. We have had only 2 or 3 days at 110º or above in the last 10 years.

Sedona has long spring and fall seasons. The easiest way to put it is to think of shaving off a month of summer  and adding it to fall and do the same for winter and add that month to spring.

Polite Snow

During the winter months, Sedona can experience a snowfall. However, the snow evaporates rather quickly. Generally, within one day the snow is gone.  It is rare that we see a day that does not go above freezing.  As soon as the sun comes up, the snow will evaporate. We have “polite snow”, it does not overstay it’s welcome! There have been only two days that have stayed below freezing since 2011.  One was in 2011 and the other in 2012. There were only 42 days that dipped below 32º in 2017. Only 8 days had a temperature below 40º for the entire year. We get seasons but not the extreme temperatures that other areas can get.

There are steps you can take to bring out the best features of your home while alleviating concerns of potential buyers. Before putting your home on market, allow yourself enough time to complete the pre-marketing process.  Most activity on a new listing happens in the first couple of weeks.  This is why you want to have everything done prior to that activity to sell your home fast.

Buyers look for a well cared for home. If that is not apparent they will move on to the next home.

  • Start Out With The Right Realtor®

  • Be Pro-Active – Fix and Repair

Take away the excuses for not buying your home.  If you know that there are repairs that need to be done, make the repairs.  Most home buyers will have a licensed Home Inspector find all the issues and repairs that need to be done. Be pro-active and get an inspector to inspect your home, so you know what to look for and what to repair.  Your Realtor® can help with that. If there are repairs that need to be done, the buyer will want these completed or they may re-negotiate the cost of the repairs. One way or another it will cost you. Remember, the buyer is basing their offer on what they see, not the hidden cost of repairs they didn’t count on.

  • Curb Appeal – Staging – Pictures – ALL Matter

If your home needs landscape or clean up, buyers will notice. It goes back to the “a well-cared for home”.  If you are unsure about the curb appeal, talk with your Realtor®.

If the home is vacant, fresh paint and a few well placed items, help to make a difference.  A neutral color palette is the safe bet and shouldn’t scare anyone away.  If you are living in the home, it should be neat and clean and you should remove or store as many pieces of furniture and other items as possible for a sparse appearance.  Personal pictures should also be removed.  The buyer wants to see the room and picture themselves in it … not you!

It is always best to have a skilled or professional photographer take pictures of your home. Make sure your Realtor® provides this service and look at prior listing pictures to see the standard they use.  One flaw, or common mistake is taking the main picture of the house, from the street. Sometimes that is not the entrance to the home and it may not even be the best outdoor feature.  Highlight the outdoor feature.  If the outdoor picture does not work, use the picture that provides the best indoor feature.

  • Price Your Home For Sale – So It Will Sell

Again, your Realtor® can help you with this. Let them do their job.  A competent Realtor® will ask to see all the details in your home prior to suggesting a sales price.  Your Realtor® should do comparisons of the home inventory available as well as a comparison of the features your home offers along with square footage, number of bedrooms and baths, age and style among other factors.  They will compare this to what has recently sold, trends in the market, and what is available in a certain radius to your home. Price per square foot will also be a factor in determining the optimum sales price of your home.

Home owners tend to price their own home higher than the market may bare. Listen to your Realtor®. Remember, the highest activity is the first couple of weeks the home is on the market.  You want to take advantage of that activity.  Other buyers and their agents are also doing their own comparisons.  Don’t take your home out of the running because it is priced too high. Like any statistical analysis, there is a mid range that will create the most “buzz” or activity.  This is where you are likely to find a buyer.

  • What Affects Your Home’s Value?

It is the buyer who determines the value of your home. The value of your home is what a buyer is willing to pay based on what is happening in the Sedona market today and then comparing it to other similar homes in the same market.

Nothing else determines the value. These 3 conditions do not determine value to the buyer…

  1. It isn’t what you paid for it.
  2. How much money you put into it.
  3. How much money you want or need to get out of the home.

If you can get past these three conditions, you will get back to pricing your home (point above) so it will sell!

  • Have A Marketing Plan To Create Pre-Marketing Buzz

Let people know that you are putting your house on the market.  Neighbors are a good source of buyer leads. They know if their friends are looking and may know the perfect people for your home. Your Realtor® who should have a strong network of contacts, will bring in others prior to releasing the home into the market. They may know of a person looking for this kind of home or another agent who may have a potential buyer.  They will also let you know if something was overlooked prior to publishing the listing on the local Multiple Listing Service (MLS).
