Cornville December Market Information

Cornville AZ 86325 which includes the community of Page Springs, is growing among those looking at buying homes for sale. Many homes such as the neighborhoods and sub-divisions of Verde Santa Fe are newer homes with great appeal. Verde Santa Fe (VSF) has several neighborhoods that appeal to a variety of residents and buyers.   VSF amenities abound, from gated communities, two clubhouses, neighborhood and community pools and a golf course where residents can belong to the VSF Men’s Club or Ladies League. As a bedroom community of Sedona, and it’s close proximity to Cottonwood can be very appealing to many people.  Cottonwood has big box stores such as Home Depot and Wal-Mart as well as the Verde Valley Medical Center.  This is very appealing to many who need to be near medical facilities, doctors and other professionals.

Supply and Demand – Cornville

Median Price

Overall median price (month to month) has continued the upward movement with a $5,499 increase. The median price is trending in a positive direction for all quartiles.

Inventory

Inventory hit bottom at the beginning of July.  Since then, the inventory is continuing on a downward trend. It has dropped 4 more based on current listings. 

Days On Market

The Cornville AZ 86325 DOM (days on market) is mixed. With inventory continuing downward, the DOM is stable right now. 

Market Action Index (MAI)

Right now, the MAI is moving upward rapidly.  Three of the four quartiles are at 45 or above (solid seller zone).  Thirty is the cutoff for seller/buyer advantage. This might be why pricing is showing slight upward movement. If you look at the chart you will see that the peak MAI was July 1st. However, 2 of the 4 Q are at all time highs!  All 4 quartiles are trending in the seller’s zone.

It is only 20 minutes away and rarely ever has a traffic issue.

If the trends of DOM and Inventory continue, pricing will be in a much stronger position for the seller. It is already moving in that direction.
