Cornville 86325 which includes the community of Page Springs, is growing among those looking at buying homes for sale. Many homes such as the neighborhoods and sub-divisions of Verde Santa Fe are newer homes with great appeal. Verde Santa Fe (VSF) has several neighborhoods that appeal to a variety of residents and buyers. Supply and Demand – Cornville
The median price is trending in a positive direction very slowly for all quartiles except the bottom quartile.
The inventory hit bottom at the beginning of July. Since then, it has been slowly rising over all quartiles. Overall the market has about the same inventory as last month.
Days On Market
The Cornville AZ 86325 DOM (days on market) continues to trend upward. Overall the DOM has increased by 1 day for the entire market. Inventory is approx. 2 homes greater than the last report. It is virtually a push. We are still in the ‘summer season and sales activity, however the autumn season which is usually more active than the summer season is right around the corner. September should show slower activity.
Market Action Index (MAI)
Right now, the MAI is moving downward rapidly. Three of the four quartiles are at 40 or above. Thirty is the cutoff for seller/buyer advantage. This might be why pricing is showing slight upward movement. If you look at the chart you will see that the peak MAI was July 1st. The MAI has been up and down depending on what quartile you are observing.
BOTTOM LINE —> Similar to last month, there is not a lot of inventory to choose from. If you find a home you like, you should act on it and make the best possible deal and always seek the advice of a Realtor®. We will be entering the autumn selling season which should pick up as October rolls around. Right now there is a slight weakening. It could get much stronger as Fall sets in.
