This is very appealing to many who need to be near medical facilities, doctors and other professionals. Many doctors live in Verde Santa Fe or Cornville because of it’s close proximity to the Medical Center in Cottonwood.

The Days on Market (DoM) are up almost the same overall (125). The overall DoM is at 4.1 months which is in the Seller zone. The top 2 tiers are up but the bottom 2 have slipped into double digits.   If you are interested in a value priced home don’t wait to make an offer!  It won’t be there if you wait.

The Market Action Index – The MAI continues to show a strong seller market. It has moved up from 36.2 to 37.2. The top tier has been up over 30 since May 2017. It is trending very strong and helping all quartiles.  The Winter selling season is the weakest season, but you can see how strong it is right now.  . So keep that in mind if you are buying a new home.

Bottom Line

Overall the real estate market for Cornville, Page Springs and Verde Santa Fe continues to have very low inventory and trending lower. It is affecting all the categories including the median price. 

Currently, this market is in a strong seller zone. Buyers do not have much room to negotiate because there is another buyer waiting in the wings. If you are looking for room to negotiate, my recommendation is to look for homes that have been sitting on the market for a long period of time. Homes that need some work or upgrades may have room for negotiation. Otherwise, be ready to pay the price the seller is asking.
