Cottonwood Arizona 86325 is a city, about a half hour south of Sedona. It is located off highway 260.   Cottonwood is known for it’s big box shopping centers and is also known for the Verde Valley Medical Center.  There are many medical offices around the hospital that provide all the services you might need. Since April of 2015 as some markets became much more soft, Cottonwood has been moving in an upward trend and continued to strenghten.  As of January 2016, the Market Action Index (MAI) is climbing sharply.

Another indicator shows that inventory is down from January. Normally sellers tend to wait until Spring to start a new listing. So right now it is a push. Inventory could rise by April. Because the inventory is still being depleted and prices are still moving higher which has  positive indications for the market.  Overall, Days On Market (DOM) are down as well.  So right now, the MAI is showing an upward push.  This is basically a hot market. When you have a 39.1 MAI you have a strong sellers market. It has dropped a little from January but the indicators are showing strong trends upward. The seller is in the driver’s seat with most homes.

The Characteristics per Quartile show the MAI at 33 for the top quartile while the other 3 quartiles range from 40 to close to the 60 point mark.  Remember that a MAI of 30 is the point of equilibrium between a buyer or seller market. 60 is what you see in the hot markets of Northern California.

The homes in the Cottonwood area are priced more competitively than Sedona. You get more home and property for the price.  Also it is an easy drive to Sedona to enjoy the beauty of that area.
