2018 Cottages At Coffeepot – This is the most activity I have seen in this small community for many years (8 sold in 2016-17). Each of these town homes are very unique. They have custom floor plans, different lot sizes and each view is different.  Many of the luxury town homes have been updated to varying degrees which makes pricing price per square foot vary so much. The sales to list price is at 95% for the last two year. Buyers and sellers should take note of this fact.

We had 2.5 inches of snow fall but you would never know it if you slept in until noon! Watching the snow fall is very relaxing and provides a stress release in and of itself. Of course that takes into consideration that you are not driving around in the white stuff!  But in Sedona, that probably wouldn’t be the case!

March 2018 – Black Moon – Once Every 20 Years…

Today is the “Black Moon” – It happens every 20 years. It is the absence of a full moon in February. There will be 2 full moons in March; today and March 31st – which is called a “Blue Moon” because it is the second full moon in a month. This is another rare event. It generally only happens a couple times a year.

Sedona Weather for January 2018 – While the rest of the country east of Arizona is having extremely cold weather and freezing conditions, Our Arizona and Sedona January was warmer than most of the country. The high and low days for January was 3º warmer than last year and the average was 6.5º higher than last year. We did get 1.76 inches of rain in January and just a trace of snow.
