Why Does Humidity Make Us Feel Uncomfortable?

weather station summary for KAZSEDON183While most of the country can be in stifling heat and humidity during the summer, the weather in Sedona, Arizona, is about average for this time of year during the monsoon. These 2025 temps are about average and should be similar in 2026.  It is very rare to see temps over 107º. As an example, I have been tracking these temps since 2011.  We have had 9 years with 10 days or less of 100º in the month of August. There have been 3 years that didn’t even recorded a temp that reached 100º in August.

Sedona Lacks Stifling Humidity

   One big difference in all of Arizona is the lack of stifling humidity. Many states see high humidity and triple digit temperatures in August.  Stifling humidity is non-existent in Sedona.  The average humidity in August 2025 was 38%. On very warm days, the windows get closed about 9 to 10 AM and are opened up after 8 PM.

The human body cools when perspiration escapes the millions of pores in our skin and evaporates, causing the skin to cool (evaporative cooling). However, humidity forces the perspiration process to slow down or work harder. With all the surrounding moist air, the skin cannot cool, causing discomfort.

Humidity makes warm weather feel warmer and cold weather feel colder. Very low humidity can also be an issue for some. It may cause cracked skin and nose bleeds. For those who experience this, coconut oil is a remedy that can help.

Drink Plenty of Water…

Evaporative cooling speeds up in these conditions and may cause dehydration very quickly. Drink plenty of water in dry conditions. Know the limits of your exercise and exertion, especially when outside. We can adapt well to relative humidity between 30% and 70%. Ideal conditions have a humidity level of between 50% and 60%. The average humidity in Sedona is 47.5% (year-round), but humidity is a little higher during the monsoon. But it still falls within the comfort zone!

Beautiful Sedona monsoon sunrises

Thankful For A Full Monsoon

Besides all the beautiful images of sunrises and sunsets with colorful and dramatic clouds, we are usually blessed with a full monsoon. In 2025 it started a little earlier than usual. Tropical storms off the Baja Coast in the Pacific Ocean in late June brought a lot of moisture to Arizona and the Southwest. Since 2010, Soldiers Pass, Sedona, received the most rain at 33.15 inches in 2025.Total precipitation for 2025 included 19.25 inches of snow and 33.15 inches of rain.  The most snow we have had cam in 2019 at 32.37 inches.  Over 25 inches dropped in February of that year.

lightning monsoon July 2021

What Stands Out…

We have been blessed with a lot of rain, snow and sunshine in 2025.  There were 302 days and 292 in 2024.  The lowest total days of sunshine I have recorded in Soldiers Pass was 283 days in 2021. The highest number of days was 2018 at 312 days of sunshine.

2024 had the warmest number of days over 90º at 143.  For those who are unfamiliar with low humidity, temps under 100º are bearable but you have to stay hydrated.  Hydration is the key to enjoying the weather.  Days over 100º range between 25 and 52 for the entire year.  2024 was the exception at 75 days.  The more days of monsoon and cloud cover keep the temps under down.

During our winter months, the temps rarely end up below 40º.  We have 2-3 days a years below 40º for a high.  Because of the low humidity, the snow evaporates before it melts.  We see very little ice buildup. When the sun is out snow goes away quickly.  The only areas that retain snow are areas the sun can’t reach.

Overall – Sedona is a beautiful place to live every season of the year. You get seasons, but they are bearable compared to other parts of the country. So, if you are in need of thawing out, Sedona might be an option for you!

Vibrant Retirement, Golf, and Rural Communities

Cornville ~~ Page Springs ~~ and Verde Santa Fe are bedroom communities of Sedona 86336 and Cottonwood, AZ. As legend has it, back in the 1800s, the Verde Valley pioneers decided on the name Cohnville – named after one of the families that lived there. When the papers came back from Washington, they read it as Cornville, and the pioneers accepted it. The 1880 Census could not find anyone named Cohn in the Verde Valley. However, Mr. Cone purchased a homestead in what is now called Page Springs.

The appeal for Cornville / Verde Santa Fe is growing among those looking to sell a home. The direct route of the 89A between Sedona and Cottonwood makes it very convenient to access those areas. Cornville and Page Springs are growing suburban areas that serve as bedroom communities for nearby Sedona and Cottonwood, Arizona. Cornville and Page Springs are located along scenic Oak Creek.

A big factor that drives buyers to Cornville / Verde Santa Fe is housing prices are very modest compared to Sedona 86336. Buyers find this a better fit for their needs.

Cornville

The rural character of Cornville is essential to residents. It is a key component of the articles of the Cornville Community Association: “The Corporation is organized exclusively for charitable, educational and scientific purposes to maintain and enhance rural lifestyles, natural resources, economic values, health and safety within the Cornville postal area.”

Because Cornville has a more rural appeal with a small-town feel, large properties, including ranches and agricultural-based properties, are mixed into the neighborhoods with smaller residential homes. Cornville is not an incorporated city. Support services are provided through Yavapai County. The agricultural base also supports wineries which will be discussed more in the Page Springs section.

Another draw to the community of Cornville is the proximity to Big Box shopping. A Home Depot, Fry’s, and a Super Walmart are close by in Cottonwood.  The Verde Valley Medical Center is also within a few minutes and is part of Northern Arizona Healthcare. Many medical and professional services nearby help support the medical center.

Cornville/Verde Santa Fe Has A Desert Feel

Without Constant Extreme Heat

Cornville Page Springs Market Report and homes for sale

Cornville/Page Springs/Verde Santa Fe is an area that is considered a semi-arid climate zone, just like Sedona 86336. It is about 1:05 hours north of the Sonoran Desert and about 30 minutes from the southern border of the Colorado Plateau.  Humidity is not a factor in personal comfort. Warmer and colder weather is less noticeable because of the lack of humidity. Another reason why staying hydrated is so important. Basically, an individual can tolerate much warmer and colder temperatures because humidity does not play a part. You can get detailed statistics at Weatherspark.com. For more information on Sedona weather, go to Sedona-Weather.com.

Like Sedona, there is a mix of desert flora. The elevation of the area is about 3,451ft. The area within 2 miles of Cornville is covered by shrubs (74%), cropland (14%), and grassland (12%), based on Info weatherspark.com.

What to Fix Before Listing (And What to Leave Alone)

Posted by On

What to Fix Before Listing (And What to Leave Alone)When you’re preparing to sell your home, it’s tempting to fix everything. But not all repairs offer a strong return on investment—and some upgrades simply aren’t worth the time or money.

If you want to sell faster and for the best possible price, focus on strategic improvements that matter most to buyers.

Here’s what to fix before listing—and what you can confidently leave alone.

What to Fix Before Listing

1. Anything That Signals Neglect

Buyers notice small issues—and they assume bigger ones may be hiding.

Fix:

  • Leaky faucets
  • Running toilets
  • Loose door handles
  • Squeaky hinges
  • Cracked outlet covers
  • Burned-out light bulbs

These are inexpensive repairs, but they send a powerful message: this home has been well maintained.

2. Major Systems (If There’s a Problem)

If your HVAC, roof, plumbing, or electrical systems have known issues, address them before listing.

Why?

  • Buyers will likely uncover them during inspection.
  • Unresolved issues can derail negotiations.
  • You may end up giving larger concessions later.

If full replacement isn’t realistic, at least repair obvious problems and be transparent about the condition.

3. Fresh Neutral Paint

Few upgrades offer a better return than paint.

Consider repainting:

  • Bright or bold-colored rooms
  • Heavily scuffed walls
  • Dark spaces that need brightening

Stick with neutral tones (soft whites, light grays, warm beige). Neutral homes photograph better and appeal to more buyers.

4. Curb Appeal Basics

First impressions matter—online and in person.

Focus on:

  • Mowing and edging the lawn
  • Trimming bushes
  • Mulching flower beds
  • Power washing siding and walkways
  • Painting the front door (if worn)

You don’t need a full landscape redesign. Clean, tidy, and welcoming is the goal.

5. Flooring Issues

Replace or repair:

  • Torn carpet
  • Severely scratched hardwood
  • Broken tiles

If carpet is badly worn, replacement often pays off. If flooring is outdated but in good condition, that’s a different story (see below).

What to Leave Alone

1. Full Kitchen or Bathroom Remodels

Major remodels rarely return 100% of their cost before a sale.

Instead of gutting a kitchen:

  • Replace outdated hardware
  • Install a modern faucet
  • Update light fixtures
  • Deep clean grout and surfaces

Small cosmetic improvements often make a bigger impact than expensive renovations.

2. Minor Cosmetic Imperfections

Buyers expect some wear in lived-in homes.

You can usually leave:

  • Small nail holes
  • Minor scuffs
  • Slightly dated but functional cabinetry
  • Older (but working) appliances

Trying to create a “brand-new” home can lead to overspending without increasing your sale price proportionally.

3. Partial Room Upgrades

Avoid upgrading just one element in a way that makes the rest look worse.

For example:

  • Installing luxury countertops but leaving old cabinets
  • Replacing one room’s flooring but not the adjoining areas

This can make the unfinished areas stand out more.

4. Highly Personal Design Changes

Now is not the time to add:

  • Custom built-ins
  • Bold wallpaper
  • Statement tile
  • Trendy design features

When selling, neutral and broadly appealing wins.

The Smart Seller Strategy

Before spending money, ask:

  • Will this repair improve first impressions?
  • Will it prevent inspection issues?
  • Will buyers notice it immediately?
  • Am I likely to recover this cost at closing?

If the answer is no, reconsider the investment.

Final Thoughts

The goal isn’t perfection—it’s presentation and confidence.

Fix anything that signals neglect or raises red flags. Skip major remodels that won’t deliver a strong return. Focus on clean, functional, and move-in ready.

A well-prepared home doesn’t have to be fully renovated—it just needs to feel cared for.

  • What about the weather? – Ask your tour company about weather conditions. Generally, tours plan to operate every day of the year.
  • How should I dress? – Dress for comfort on the ground. Light layers – you get some radiant heat from the burners – Wear hiking boots or closed-toe athletic shoes. Sunrise takeoffs are chilly!  On a rare occasion, you may have a short hike out.
  • How safe is ballooning? – Investigate the safety record. Generally, most people who fear heights are surprised. No sense of movement because the balloon travels with the wind. Ask tour operators more personalized answers for your individual concerns. The views are spectacular and in a few minutes, you forget about any concerns you might have. Pilots have complete control of vertical movement.
  • What should I bring? – Make sure you bring your camera or video equipment in a soft bag to protect it and others from impact upon landing.
  • How much does a balloon ride cost?  – Check the websites above for pricing.  Some companies are located closer to Cottonwood and pricing may be less because the launch site is further away.  Also, cost may vary based on what is offered. 6 Milestones Impacting SellSedona.com ~ I am blessed and thankful for…

Posted by On

Reflection – How I got to where I am today as a Coldwell Banker Realty Sedona Realtor
The original blog was published on November 23, 2015. It was recently updated.

“My 5 Things” (plus 1) refers to what I hold dearest to my heart.

I probably should define a milestone so that I don’t confuse the image with the title of the blog.  To me, a milestone is an action or event that marks a significant change or stage of development.” My 5 Things” (plus 1!) are what I hold dearest to my heart.

SellSedona.com continues to be a very successful venture helping hundreds of buyers and sellers with their real estate decisions. Most of you know me through my startup domain name eSedona.biz.  I started with another brokerage on March 28th of 2011. So this is a milestone in and of itself! As a start-up real estate business, all of us go through changes and we make changes based on what we think is going to bring about success or at least trend in that direction. So I have given this a lot of thought as to what has impacted my ability to be successful in reaching my goals and continuing to move forward in this challenging and very competitive occupation. Maybe you will reflect on some of the same things.

As of January of 2017, I decided another change was in order.  I am now a Sales Associate at Coldwell Banker Realty – Sedona located at the old “Y”, because of the roundabouts, it is now called the “Figure Eight”. But the “Y” continues to stick with most people.

1. My Health

Health is the cornerstone of my milestones. Can you imagine trying to start a business later in life without having good health? I re-invented myself because I love real estate and I found this to be a vigorous and exciting job. As you probably know, it takes a lot of energy to stay up with the demands of providing a top-quality performance, as my clients expect my attention to detail and that personal touch. Don’t you expect those who work with you to pay attention to your needs? Sometimes we are working 7 days a week trying to get everything done in the time frame we have allotted for our clients’ needs. Without our health, the demands might be too much to handle.

2. I Am A Coldwell Banker Realty Sedona Realtor®

I knew the company I chose had to fit well with my work ethic. Also, the other Realtors had to have high ethical standards and promote a professional image in the community, as they would become my second family. I wanted to work for a broker and owner that treated me as a business owner, not an employee. Also, as a customer, you want to work with a company that is professional, has got brand recognition respect, and agents who are the best at what they do.

The support that I get from our entire team is invaluable. When it comes to my clients, they are the true beneficiaries of all the services I offer. I cannot be prouder of the company and the culture of our office and corporate structure.

3. My Husband and Partner

Sheri Sperry & Rick SperryWhen my husband retired from a senior-staff level position at UPS and we moved out of California to beautiful Sedona, Arizona, he was able to continue his passion for photography and website design.

I enjoy working with people and want to spend most of my time with my clients. My husband, Rick, compliments my business because we collaborate on our marketing approach. Rick minored in marketing. He engages social media, enjoys new marketing ideas, and techniques as well as cutting edge web design, and SEO. His real estate photography is among the best photos available. The picture at the top is just one of his landscape pictures. What it does for you is it gives you the best internet experience when looking to buy or sell real estate as well as a great referral network for ideas, service personnel, restaurants, lodging, finding your way around the area, and looking for things to do. Our website and social media presence were designed with you in mind.

4. Marketing and Networking

The biggest commitment I made was 2 years with a local publication.

Every week I had a quarter-page ad with my picture and logo and once a month I had a half-page color ad. This promoted my business in such a way that it propelled my recognition in the community. Recently, someone said I looked familiar and I told him that I was a local realtor and he said: “that’s it, I have seen you in the local paper!” I got my first luxury listing from that publication. Besides what I mentioned in number two above, I also do print in Homes and Land and Phoenix Magazine on occasion.

HOmes and Land - Sheri Sperry REALTOR®

Sedona.TV

I have had a TV segment that hits just about all of the hotels and other visitor accommodations as well as the residential area of Sedona and Big Park/Village of Oak Creek. My segment introduced West Sedona information. You can see a portion of the segment here.

Networking and marketing go hand in hand. I decided to join the Sedona Luxury Real Estate Professionals, as it was a big commitment, but a smart decision in the end. I was introduced to a networking venue of professionals who have paramount luxury market knowledge in Sedona. You benefit because I network with the top people in our industry. As an outsider coming into SLREP, I brought a fresh perspective to the group and immediately gained the respect of my associates. In my second year, I became the president of SLREP. As a member of the Institute for Luxury Home Marketing, I bring an entirely different skill level to luxury marketing. You can learn more about my added features at the link above.

I also decided to spend the time becoming a Master Certified Negotiation Expert (MCNE®), another decision that I feel has made a huge impact on my ability to negotiate the best deal for you my customer. There are only a handful of agents in Sedona that are MCNE® and out of the approx. 40,000 agents across Arizona and there are 127 agents total in the state. (These numbers will contract or expand).

I would also throw Virtual Results, Happy Grasshopper, IDX Broker along with Ixact Contact in this category. In this day and age, there is no business without a strong vibrant website and IDX system, and Happy Grasshopper and Ixact Contact give me the ability to communicate with my customers in different ways without overdoing it.

5. Clients ~ Family ~ Friends

Coldwell Banker Realty Sedona Realtor®

It’s All About You

Tristan 1st Plane RideOur business IS our clients. I thrive in helping my clients, educating them, and staying in touch with them. Many have become my friends. There is such satisfaction in having a client come to me and thank me for what I did for them. Sure, the commissions are necessary to take care of my family but I go above and beyond because I care about my client. …Just ask one!  I mean it when I say I will be there for you from the beginning throughout the transaction and beyond. I am just a phone call away for all questions you have regarding any subject.

My friends and family are very special to me. When I need to dig down and reach for that extra boost of energy I think of my customers, family, and friends. This helps provide the energy I need to get to the next level. Friends and family understand how busy we are and know that we will make time count when we are with them. Don’t you find that to be true about your friends and family as well?

We also enjoy our first grandson and are so excited to watch him and the family grow. This is what it is truly all about! He is our little “boo-boo”.

 6. SellSedona.com

In 2016, I changed my main website domain from eSedona.biz to SellSedona.com˚. This was a very big deal. After all, my website is the address where people reach me. It was a very time-consuming move to change all my blog posts and website information to the new domain SellSedona.com. Fortunately, my husband managed the complete change-over.

and how it not only improved traffic to my website but also converted that traffic to clients.

I believe that this was a huge marketing bonus in 2016 and that is why my husband and I made the change. SellSedona.com says exactly what I do. Rick designed this site with tourists and locals in mind.  If you go to the Sedona Community under Explore Communities tab, you can scroll down to helpful links such as searching for restaurants, things to do, hotels, resorts, and motels to stay at, etc. Though this site is great for tourists and locals alike, there should be no confusion going forward!

My niche is out of state buyers and sellers. I know exactly what it is to be from out of the area and contemplating a move to Sedona. I often get questions about lodging, restaurants, and things to do. Another area of major concern to most clients is what the weather is like. My husband has an entire domain (Sedona-Weather.com) devoted to our local weather. He is an avid weather nut and has a weather station in our backyard. The stats go back to 2011!  I also have a blog section that summarizes our weather monthly or seasonally. You can get a great feel for what to expect if you follow this blog category…Sedona-Weather.

2021

An update on SellSedona.com. 2020 was an unusual year for everyone in the world. I knew that 2020 would be a challenging year but I elevated my game to a different level to help clients who were in need of help. In turn, this has continued to be a successful venture for me. I followed all COVID-19 requirements for our Sedona real estate venture and came up with ways to list and show properties that were safe and easy for all to follow.

My WordPress website has been updated a couple of times and I have a lot of traffic every day coming to the website. With all of the security issues surrounding websites and the internet in general, my husband has updated our website to HTTPS.  This is a secure version of HTTP. What it means is that all communication from your browser and the website is encrypted.

Besides the premium search engine and IDX platform that is in service, my husband maintains this site on a daily basis.  My blogs are featured in ActiveRain and this has made me the number one blogger in Sedona, and all of Northern Arizona. I am also a top 5 blogger in the entire state of Arizona.

Though I actively use social media venues, which you can access on any page of my website, I have started making more and more videos to improve SEO traffic and create more syndication. As noted above, I recently added more social media information that will give you more local information. Also, you can enjoy videos that SellSedona has created. If you are a seller and list your home with me, this is another tool in our marketing portfolio that you benefit from.   Here are a few links to find videos easily – Youtube ChannelVimeo ProBlogs with Videos – Aerial Videos.

International President’s Circle…

In January of 2021, I was very excited to learn that my exceptional sales performance earned elite-level recognition among the top Coldwell Banker® independent sales professionals across the globe. In the letter that I received from M. Ryan Gorman, President, and CEO of Coldwell Banker Real Estate; the letter states: “This remarkable accomplishment is well deserved.  Your expertise, market knowledge, and dedication to clients separates you from your peers and helped you earn your place among the top agent company-wide”.

Remember, there are over 40,000 agents in Arizona, and those who chose to blog about real estate and related subjects increase their syndication efforts and make it easier for those interested in real estate topics to search out the agents who have the right competencies to meet the clients’ goals.

Homes Create Memories ~ A Nostalgic Look Back

Happy Anniversary to Our Sedona Cottage!

22 Years As Sedona Homeowners

A Nostalgic Look Back

Before & After

~~~
As we get ready to celebrate our 53rd Wedding Anniversary coming up next week, we are celebrating a different kind of anniversary today. Today marks 22 years as Sedona homeowners.  These years hold some of the very best memories. Our kids didn’t grow up here, but our son and daughter-in-law spent time with us as they saved for a home of their own.  Our baby-boo Tristan spent the 1st week outside the hospital with us.  We have created and continue to create wonderful memories here.
This year (2025), we are starting the remodel process with this home we love so much.  Already, we have made some improvements in our guest bath including all shower plumbing as well as a new door that was installed today.  We upgraded our electrical panel to accommodate our new kitchen appliances that will be installed soon.  My son is doing a fabulous job painting the entire outside of our home including our backyard wall and all the beams.  He is meticulous and I couldn’t be more impressed.
We will be upgrading our kitchen cabinets and the next project will be a complete remodel of our primary bath. Other projects may include flooring and hardware upgrades.
I have images below that highlight some of the changes over the years.
 2003
Japanese Maple was small and offered no shade during summer. Everything was overgrown.  As much as I love trees, the property had too many and some were touching the house.  We had no patio furniture of any kind in the beginning.  There were no flowers or any color. No water feature or anything that adds interest to a property.
2003-Cottage-4
2016
13 years later, the Japanese Maple completely shades the bay window. The room stays much cooler in summer. We enjoy a nice cup of coffee in the morning looking up toward Coffeepot Rock. The sun rises at the back of the home.
2025
We had to get our Japanese Maple evaluated because it was getting so big.  Our professional tree service could not believe how this tree had grown.  Our concern was that it might create issues with our foundation.  We were relieved to find out that this tree would not threaten the foundation so it did not have to be pulled out.
2003
The entire property was overgrown. Many homes have pack rats in this type of ivy. We were fortunate there were no pests. The entire home had to be repainted.
2003-Cottage-5
2016
After the clean up, we found a cactus fountain and re-designed the drainage to accommodate Monsoon micro-bursts. I love to garden and I spend a lot of time in the front courtyard!
2003
The backyard was basically original.  Railroad ties, too much grass, 1978 rock besides over growth which was a major fire hazard.  Seven trees had to come out. It was a shame but they created a fire and safety hazard.  The back wall was repainted and a decorative gate was added.
2003-Overgrown-Backyard
2016
This is a night shot in the full moon light which will create a very cool white balance because of the reflected light.  Grass was taken out, a walkway was added to the bottom of the property. Night lighting and many rock features were added along with drought resistant plants that blend well with the upper desert landscape. The red rock in the background is the Sphinx.  Notice the stars in the sky.  Sedona is a dark sky city. Picture was taken around 3:40 am – nautical twilight on the sunrise is starting.
2025
The main changes to the yard have been to improve the “Firewise” position of our property.  We have done extensive trimming with an intent to keep trees away from our roofline.  Future plans include a conversation pit with gas fire feature and an automatic awing.
Our biggest disappointment was having to pull out the weeping willows.  They also were a safety hazard and tree limbs would randomly break off.  Unfortunately, we had to cut them down.  The upside was that it completely opened up the backyard and everything started to grow like a weed!
This is 19 years later!  The backyard is the way we want it. As the Red Rocks come into view, it is early morning. The sun has risen on Coffeepot Rock and also on Thunder Mountain off to the left.
Yin & Yang
The Duality of Work-Life Balance
Why Yin Yang?Work-Life Balance - sperryr.com Sellsedona.com
Without getting too far into the weeds, yin and yang describe the harmonious and interdependent nature of forces. Good versus evil or light versus darkness can be forces of yin and yang.  In the same thought, work-life balance fits that same interdependent nature. It is up to us to create harmony that balances the push versus pull.
 The Struggle
As an empty-nester, I don’t have to struggle as I did many years ago when our children were growing up. However, I still have a grandson, Tristan, that my husband and I watch on Sundays. So, there may be a little struggle from my inability to let loose of this little one to get anything done when I am at home. It is frustrating but a happy frustration!
The Issues
Tristan & NanaIf I could, I would spend all my time with Tristan, but clients call, houses must be shown, and questions must be answered. Contracts and paperwork need to be done timely. These are just some of the issues I still deal with.  My son and former daughter-in-law are fortunate to have us living so close to them. I do believe they are very appreciative, but it still creates that work/life struggle for balance.
On the other hand, I also realize how blessed I am that we live so close that we can watch Tristan grow up. We recognize and are thankful for this. So,  I am happy to have this yin and yang of sorts!
The Strategies
As most real estate agents and brokers know, things change on a dime. A free day can become a completely full day in a matter of a few phone calls or emails!
When You Love What You Do Is It Work?
Amalfi CoastI worked 34 years before taking time off in 2001. Now, I consider that 34 years of work. I was off from 2001 to 2011 and enjoyed doing anything I wanted to do. I even had a personal trainer! My husband and I traveled to many countries. Many were bucket-list destinations. So my “balance” was all “life-oriented” during that time. To this day, I feel delighted with all that I could accomplish. …No regrets and nothing but beautiful memories.
The Real Estate Bug
However, as I have stated before, I have been involved in real estate since I was 19 years Tristan Sheri Rickold. The bug never left me. In 2011, I finally made the decision to get my real estate license in Arizona. My husband and I made this decision together, knowing full well we would have to put our hearts and souls into this to make it work. We were both excited about the anticipation and the challenge. We felt we were natural for this. Why not? We had been preparing our whole lives for this challenge. We owned our own home when we were 20 years old and sold many of our homes without any formal help. Many of those homes were sold during crazy California markets over the years.
Balance Through Teamwork
My husband and I work as a team. I am the Sedona REALTOR®, and Rick helps with the marketing, photography, and other tasks I may need help with. My needs determine Rick’s schedule. We work together to ensure the client gets the best service possible. We schedule a time for ourselves when we can. If it has to change, we don’t have any issue with it. We know we will get our balance when we need it. After all, I do not consider our Sedona real estate business as work. It is our passion and a huge part of our life balance.
Yin and yang – The push and pull are only out of balance if you feel it is out of balance!
As a Coldwell Banker Sedona Arizona REALTOR®, my primary goal is to help my clients obtain their dreams and satisfy their financial goals and objectives through real estate. From the moment I am contacted, you will observe my seasoned ability to provide you with “World Class Service” and that “personal touch” while utilizing a complete package of technology options that are of the utmost importance and so critical in today’s market.
I will tailor real solutions to fit your specific needs. – Sheri Sperry – YOUR Solutions REALTOR®
La Niña – The Climate Cycle Continue In 2025…
Posted by On
La Niña
La Ñina upwelling of the waters in the Pacific Ocean
La Niña – What Is It?
This article was originally published on May 5, 2024.
UPDATE – March1, 2025 – Arizona continues in to experience La Niña conditions into March of 2025.  When this article was originally written, it appeared that this was going to take place.  It did!  The conditions are still present and we will monitor the weather to see if or when it changes. The original article follows.
La Niña is a climate phenomenon characterized by cooler-than-average sea surface temperatures in the central and eastern tropical Pacific Ocean. The colder water upwells in the western Pacific and It often leads to significant changes in global weather patterns. Here’s what we can expect for Sedona and Northern Arizona:
1. Drier Conditions in Arizona
La Niña typically brings drier conditions to the southern half of the United States. Unfortunately, this means that drought conditions may worsen.
Signs of La Nina are starting to show in the Pacific Ocean.
As the shift from El Niño to La Niña is starting to take place,  the Cottages At Coffeepot just experienced the highest rain total since I have been recording the precipitation since 2010. There were almost 10 inches of rain in April.  The closest month to that total was in December of 2016 at 7.22 inches of rain.
Warmer, drier air will flow to the south.
However, there’s an exception for Arizona, which may experience an active monsoon season. Time will tell. Because the monsoon will not arrive until July, May and June will give us a sense of how La Niña will develop.  These months are usually dry but our southern neighboring states may give us a better picture.
This is the best guess how the La Nina season will develop.
2. Potential Impact on the Atlantic Hurricane Season
The chart above shows the possibility of the development cycle of the Climatic shift. La Niña’s arrival could coincide with the peak of the Atlantic hurricane season. If La Niña develops quickly over the summer, we might experience an active tropical season. However, if it takes longer to develop, the tropics may not be as active during the 2024 hurricane season 2.  Sedona is can be affected by hurricanes off of Mexico, Fewer Pacific hurricanes can mean less monsoon activity for southern Arizona and Sedona, so understanding their (hurricane) potential impact on the region is essential for preparedness.
Fewer Hurricanes on the Pacific Ocean but more in the Atlantic Ocean.
3. Winter Weather Implications
La Niña also influences winter weather. Although we’re discussing summer and fall, it’s worth noting that La Niña’s effects can extend into the following winter. If La Niña persists, we might expect:
  • Dry and Mild Winter in the South: Southern Arizona could experience a milder winter with less precipitation.
  • Colder Winter in the Northeast: Northern Arizona, including Sedona, might see cooler temperatures.
  • Frequent Storms in the Northwest: The Pacific Northwest could face more storms.
In Conclusion
El Niño and La Niña are part of a climatic cycle change that affects the Pacific Ocean.  The affects of this cycle can be felt in many parts of the world.  In Sedona, the Cottages At Coffeepot,  and Arizona in general,  El Niño creates a change in the Jet Stream that brings more moisture to our state and the southern half of the States.  During the winter months, drier air is kept more to the northern part of the country while we get more precipitation.
El Niño is weakening and our area is entering a period of La Niña.  During La Niña the air is drier in Arizona.  However, it will be interesting to see the affects of monsoon in July.  A more active monsoon may minimize the La Niña during the summer months.
As of right now, there is no way to forecast the strength of La Niña. In the coming months, a better picture will materialize to help forecast the coming weather patterns.  Stay tuned!
The video below helps put this in perspective.
Stamped Concrete
Stamped concrete is a versatile and durable building material used to create decorative and textured surfaces that mimic the appearance of various natural materials like stone, brick, or wood. It involves pressing a pattern or texture into freshly poured concrete using special stamping tools, often enhanced with color additives and release agents to achieve realistic, eye-catching designs. Popular in both residential and commercial applications, stamped concrete is commonly utilized for patios, driveways, walkways, and pool decks, offering a cost-effective and low-maintenance alternative to traditional materials.
Clarkdale Arizona homes for sale is part of a historic company town founded by William A. Clark, who was the owner of one of Jerome Arizona’s largest copper mines. In fact, the area around Jerome was one of the largest producers of copper for the state of Arizona and the USA in its heyday.
The company provided services and housing for the employees of the nearby smelter. Mining operations ceased in 1953 and the town was incorporated in 1957. The original township is recognized on the National Register of Historic Places as the Clarkdale Historic District.
Clarkdale Has Low Humidity and a Desert Feel
clarkdale-arizona-homes-for-sale-2019 and weather
Clarkdale is an area that is considered a semi-arid climate zone. This is similar to Sedona 86336 and the rest of the Verde Valley. This area is a little warmer than Sedona.  It is about 1:15 hours north of the Sonoran Desert and about 50 minutes from the southern border of the Colorado Plateau.  Humidity is not a factor in personal comfort. Warmer and colder weather is less noticeable because of the lack of humidity. Another reason why staying hydrated is so important. Basically, an individual can tolerate much warmer and colder temperatures because humidity does not play a part.
You can get detailed statistics at Weatherspark.com. For more information on Sedona weather go to Sedona-Weather.com.
Like Sedona, there is a mix of desert flora. The elevation of Cottonwood is about 3,455ft. The area within 2 miles of Cottonwood is covered by shrubs (83%), cropland (14%), and trees (12%), based on info at weatherspark.com.
Basically, an individual can tolerate much warmer and colder temperatures because humidity does not play a part. You can get detailed statistics at Weatherspark.com. For more information on Sedona weather, go to Sedona-Weather.com.
Like Sedona, there is a mix of desert flora. The elevation of Cottonwood is about 3,455ft. The area within 2 miles of Cottonwood is covered by shrubs (83%), cropland (14%), and trees (12%), based on Info weatherspark.com.
Tuzigoot National Monument
Tuzigoot is Apache for “crooked water” from nearby Peck’s Lake, a cutoff meander of the Verde River. A two-story pueblo ruin was excavated in 1933-35 by Caywood & Spicer of U of A. President Roosevelt declared Tuzigoot Ruins as a National Monument.
The early days of the 1800s began the land rush.
Farmers and ranchers settled the area. They called the area Verde. Around 1915, Cottonwood started to spring up. Cottonwood (see pic above) got its name from the Cottonwood trees that rose up around the Verde River not far from where the Historic Old Town Cottonwood jail stands now.
Cottonwood began booming when many settlers wanted to own their own businesses and homes. It had a reputation for lawlessness because those who were kicked out of company towns, such as Jerome, came to settle. Also, an equal number of law-abiding citizens and families also wanted to settle in the area.
There are many other activities such as visiting National Monuments, Tuzigoot, Montezuma Castle and Well, horseback riding, antique shopping, and did I mention golf? Also, you can find local hot air balloon rides beside many other attractions.
Big Park Village of Oak Creek Pine Valley Market Reports
Big Park, Village of Oak Creek - VOC, Pine Valley Sedona AZ 86351
A Mild Climate with Impressive Red Rock Views
People who may find the 89A corridor of Sedona a little too busy for their tastes usually find they feel right at home in the Village of Oak Creek. VOC still retains that small town charm nestled in some of the most scenic and familiar red rock views that area has to offer. Bell Rock and Courthouse Butte stand out as you travel west on Hwy 179. The estimated population from the 2010 census is 6,147 (www. quickfacts.census.gov). That is a 2.6% increase from 2000. The land area is 5.26 miles. Most residents find housing prices very friendly and inviting. If you like golf, the area boasts three golf courses; Oak Creek Country Club, Canyon Mesa, and Sedona Golf Resort.
Big Park/Village of Oak Creek/Pine Valley is an area that is in the transitional climate zone, just like Sedona 86336. It is about 1:15 hours north of the Sonoran Desert and about 40 minutes from the southern border of the Colorado Plateau.  Humidity is not a factor in personal comfort. Warmer and colder weather is less noticeable because of the lack of humidity. Another reason why staying hydrated is so important. Basically, an individual can tolerate much warmer and colder temperatures because humidity does not play a part. Since Big Park has a similar climate as Sedona, you can get detailed statistics at Sedona-Weather.com.
Castle Rock ~ Bell Rock ~ Courthouse Butte
Like Sedona, there is a mix of desert flora as well as pine and juniper trees. The area is surrounded by iconic red rocks and buttes, notably Bell Rock, Courthouse Butte (pictured above), and Castle Rock. All three red rocks are pictured below.
Big Park provides different vantage points to enter hiking trails. The miles and miles of trails crisscross the area and may take you to the top of the Munds Mountain ridge. You can access this trail through Jack’s Canyon. This trailhead starts in the community of Pine Valley. It is a long and, in spots, difficult trail to traverse. Learn more about area recreation below.
Big Park/Village of Oak Creek/Pine Valley/Sedona 86351
A Vibrant Retirement and Golf Community
The Big Park/Village of Oak Creek (VOC) area is a sleepy bedroom community of Sedona 86336. Big Park is a census-designated place in Yavapai County, Arizona. It was founded in the early 1800s and today is otherwise known as the Village of Oak Creek or VOC. When it was formed, there was nothing but farms and ranches scattered about the area.
The “Village”
The “Village,” as it is often called, has slowly transformed over the last 50 years into a sleepy bedroom community of Sedona with golf resorts. Businesses support a retirement community with a bank, some hotels, shopping areas, hardware stores, and restaurants. Besides the established Hilton Resort, there is also new construction of the Westin Element Hotel and Sedona Vista Village, with two new anchor restaurants coming soon.
Sleepy Bedroom Community of Sedona
People who may find the 89A corridor of Sedona a little too busy for their tastes usually find they feel right at home in the Village of Oak Creek. VOC still retains that small-town charm nestled in some of the most scenic and familiar red rock views the area offers. Bell Rock and Courthouse Butte stand out as you travel west on Hwy 179. If you are looking for quick access to Flagstaff or the Phoenix area, many like the closer proximity to I-17.
Another factor that drives buyers to the Village of Oak Creek is housing prices are more moderate than in Sedona 86336. Buyers find this a better fit for their needs. Big Park homes vary in size, style, and amenities.  These are all custom-built homes; most have been built from the 1980s until now.
If you like golf, the area boasts three golf courses; Oak Creek Country Club, Canyon Mesa, and Sedona Golf Resort. Verde Valley School Road leads right to Red Rock Crossing on Oak Creek near Cathedral Rock. Many enjoy this swimming area in the summer months. Many of the spas offer memberships to use facilities, whirlpools, and swimming pools.
The collection of the Verde Valley natural endowments also includes the 1.8 million-acre Coconino National Forest, which surrounds this city and encompasses seven intriguing wilderness areas. Obviously, the list of sightseeing and recreational amenities, including state parks and national monuments, is extensive. In fact, it’s hardly a surprise that the winding road through Oak Creek Canyon is not only Arizona’s first officially designated scenic highway, but it is also the first leg of a day trip to one of the world’s great wonders, nearby Grand Canyon.
 ActiveRain Top Real Estate Educational Tool
I am very fortunate to have found this fabulous platform for real estate. The interaction and the relationships I am building throughout the ActiveRain network have created a very uplifting, inspirational experience and a perfect way for clients to learn about Sedona and the Verde Valley.
Sheri Sperry Is Number One in Sedona, The Verde Valley, Yavapai County, and All of Northern Arizona!
I started blogging back in 2012. It took a lot of time to understand how it works and how to interact and network with others on ActiveRain.  Through my active blogging, I kept accumulating points about many different Sedona and real estate topics. By late 2015, I became the number one ranked blogger for Sedona. I continue to be the number one blogger for all of Northern Arizona.  As for my overall rank in Arizona, I am currently the 2nd ranked real estate agent (as of July 4, 2023) and will continue to improve my national ranking as I continue to blog!  I am 94th ranked nationally. There are 50,000 + real estate agents in Arizona.
Buyers & Sellers Have An Information & Marketing Advantage
This gives my buyers and sellers an advantage. I have a treasure of information available for those who are interested in the Sedona area real estate market. My ActiveRain blog, “Sedona Property Solutions from A to Z,” and my SellSedona.com blog, “Sedona Real Estate News & Info From A to Z,” provide over 1456+ blog posts. 51+ posts of mine have been featured on the entire ActiveRain network. The reach for a feature is 300,000+ viewers! Hundreds more of my posts have been featured in individual categories such as “Photos” and marketing categories.
Besides all the education I receive, we have monthly challenges designed to motivate, inspire, help us plan, and teach us new techniques and technology. We also get to interact and network with hundreds of real estate professionals across the US and Canada.  This gives each of us a keen idea of who to refer to clients. Again, another great advantage is available to my clients.  Many of the blog posts I read include areas and buildings that another agent is marketing.  I may be able to direct a client to a specific area in another geographic location from the information I glean from a blog.
As of January 1, 2024,  I have posted 1,456+ blog posts on ActiveRain, with clicks approaching 1,731,856+ actual views. My overall content on SellSedona.com is unsurpassed in our market. I am ranked 4th in all of Arizona, first in Northern Arizona, and 94th in the entire country.
Most of my blogs are pushed to ActiveRain from SellSedona.com. At SellSedona.com, my blog has a vibrant search engine to find any of my blogs that have been posted.  Just place the search term in the box, and any blog post matching that criteria will appear on the screen.
Sheri Sperry - Number 1 real Estate Blogger in Northern AZ and Sedona Verde Valley
I have ten blog pages with the search term “Sellers.”
One of the advantages of using my blog as a reference site is the ability to “google” or search the article or blog base.  When you use the search box, it only searches my information based on the term you put in. Generally, this will give you much more relevant and valuable information because you are searching for a particular database.  Most of the information you get you can apply generally to other geographic areas, but the slant of my blog will always be with Sedona or the Verde Valley or Northern Arizona as a reference point.  For example, I may talk about fall projects. However, fall can start as early as late August in some areas of the country. In Sedona, fall will pick up in mid to late October. So you may not see a blog on this subject until early to mid-October.
