Do A Few Things Right and Embrace Real Estate with Irrational Optimism!

Posted by On

Ask The Right Question…

Why Do You Want To Be A Sedona Real Estate Agent?

As I am sure happens with you, many say they want to be real estate agents. They are looking for advice on how to get started.

Most people have no idea what it takes to be a successful real estate agent. They just like what they see. So I always ask the question “Why do you want to get into real estate?

This can be answered many different ways and it really depends on the answer how I proceed with my advice.

If I get an answer like – I want to make a lot of money or I want to be just like that agent with the fancy car and expensive jewelry like I see on that Millionaire Real Estate TV show, then I do everything to get that impression out of their head. There will be nothing but frustration and disappointment when they don’t see that big check roll in the first month!

Every market is a little different and it depends on how much you have to pay for your desk and what the broker’s cut will be.  I usually tell someone that they should plan on having $20,000 on hand for all the costs involved to start your own business. This is where the rubber meets the road. Most back out at this point. They just assumed that you show a couple of million dollar houses and then a check is cut for $30,000. …It does not happen that way!

I did do a few things right when I started…

Marketing Ads

First, I had the reserves needed for start up costs and there are many. I also knew a thing or two about marketing. I was able to secure a great price for weekly ads in our local Kudos Magazine that is delivered to every house in Sedona and Village of Oak Creek. People knew my name and my face!

My husband also understood marketing and had a passion for building websites and learned to be a professional real estate photographer…so he built me a website that was responsive and had an IDX platform. Basically, it showed up correctly on a monitor, iPad, or a smart phone. I had this website the week I started.

Coming from the staffing industry, I knew that interviewing with many different brokerages was very important. I felt that I had to fit in. I wanted to be with a company that had brand recognition and support.

Irrational Optimism

Irrational OptimismI learned fast that it really helps if you have a mentor who can guide you through everything that school doesn’t cover….and there is a lot! I had no mentor. But as a person with irrational optimism, a life long self starter and a sales person, this did give me an edge and I also had passion and real estate experience.

I managed apartment buildings; bought and sold many of my own homes and I even re-negotiated mortgage rates by challenging low appraisals with my own comps located in the area I lived in.

I never questioned if I made the right choice only why I waited so long to get started! I started my career during the great recession in 2011. Sedona still was not out of it. Many pros had left and gone on to other jobs. My passion, irrational optimism, and love for real estate kept me going. This wasn’t a job. It was what I loved to do. …..I enjoyed getting up in the morning!

Other areas that helped me along the way include:

  • Educational Opportunities – take as many classes as you can. One of the best courses I attended was Master Certified Negotiation Expert. You use these skills in every negotiation with a buyer or seller.
  • Join Organizations
    • Network as often as you can – Build Relationships with clients, other agents, and all support services.
    • Help your community – volunteer in an organization you love
  • Of Course, spend time on ActiveRain – participate in blogging and commenting – You will learn a lot from experienced REALTOR®s

In Conclusion…

Become the “Choice” in your market. Be steadfast and embrace the future of real estate with irrational optimism. Innovative thinking creates innovative solutions tailored for every buyer and seller in your market. Set the standard for business values, based on the concept of World Class Service and exceptionalism. Your goal should be to exceed the needs of your clients and be the real estate agent of choice in the market for today and tomorrow.

Why Are Sedona New Construction Costs Skyrocketing?

Posted by On

Sedona New Construction Rising At Alarming Rate!

Sedona New construction Rimstone West Sedona

Lumber Costs Rising

SEDONA NEW CONSTRUCTION – I recently had a conversation with a very prominent builder in Sedona who puts out a quality home product. In the course of our conversation, he told me that he was very concerned with the cost of lumber and the availability.  His costs have gone up 25% since the weather or hurricane disasters that we recently experienced.  In addition the recent fires in California will be adding to the lack of inventory and rising cost. This has not even been figured in yet!

After doing additional research, I found that builderonline.com referenced an article from Calculated Rick Finance & Economics that lumber random lengths are up 25% from a year ago. CME, which is a Futures Exchange, states that lumber futures are up 45% year-over-year.

New Custom Homes Are Still Available In Sedona Arizona

In the Sedona area, lumber costs are affecting our builders on new home construction. There is a small amount of land and lots available in Sedona proper. This limits home construction to one build at a time. Generally speaking, with all the costs involved, a resale home is a better deal. You just can’t build a home for what a resale home will cost.

New Development Construction Is Flourishing In Sedona’s Outlying Communities

But there are other areas such as Cottonwood, Cornville and Clarkdale that have seen large areas being developed by one or more builders. These new homes can be considered semi-custom builds and are becoming more attractive to those who just can’t find the resale home that fits their needs.

Buyers Need To Consider

Typical lumber costs are between 60%-70% of the home building costs. Labor costs the other 30% to 40% (costowl.com). With building costs continuing to rise, buyers need to consider the pluses and minuses of buying new. Normally, Lumber costs vary at different times of the year, but these disasters have stressed the lumber market.

Pluses For Purchasing New

  • Did I mention the home is brand new!
  • If bought early, you pick out the finishes.
  • You may be able to custom design it – bump out a wall, add an extra garage, etc.
  • Modern open floor plans – some have 2 master suites.
  • You get a builder’s warranty – remember it’s brand new!
  • All appliances, HVAC, plumbing, electrical, roof, etc. is all brand new!

Pluses For Purchasing A Resale

  • You can negotiate price much easier than on new homes. Seller may be motivated.
  • Generally, you get more for the money.
  • Mature landscape and possible hard-scape is already done.
  • You know exactly what you are getting – it is already complete!
  • Neighborhood is established.
  • You may get quality amenities that are absorbed in the negotiation.

PLEASE NOTE:

Always remember that as a buyer considering new home construction, you should be represented by a buyer real estate agent. Seller agents are there to represent the builder/seller and protect those interests.  As your buyer agent, I will be there to represent your interests and negotiate on your behalf. Give me a call to see how I can help you with your real estate needs.

Inventory

Inventory –The inventory hit new lows in May of 2017.  As of this report there are 11 Condos available through all subdivisions and neighborhoods in Sedona proper (86336 zip code).

Large Chart

Interactive chart will continue to show current market information

Buyer or Seller Market  (MAI)

The Market Action Index is showing has shown a downward trend because the inventory has increased. However actual inventory is still low for this zip code.  Basically, buyers should take note of this and understand that because of the low inventory the seller may not be as willing to make concessions.  Also,  scrutinize the Days on Market (DoM). The higher the number, the buyers negotiation power will increase in most cases. Buyers should be ready to purchase or they may lose out on the sale. The “Push Pull” point for supply and demand is an MAI of 30. Above 30 is a seller’s market.  The breakeven point is around 6 to 7 months supply of homes (condos) on the market.

Large Chart

Interactive chart will continue to show current market information

Bottom Line

The lack of inventory and higher single family home prices is putting upward pressure on the condo market. Many buyers are looking for the convenience of lock and go residences that are maintained by associations (HOA) at a reasonable price. Sellers have the edge in the market. Prices should continue to rise so be ready to make a purchase with little to no discount off the sales price.

June Crimson View Market Conditions and homes for saleIf you travel north from State Route (SR) 89A onto Rodeo Road and start heading up the hill, you will reach Crimson View, Western Hills sub-divisions along with Cedar Ridge, Sedona Arizona. What you will notice first are Crimson Red Rocks of Capital Butte and Thunder Mountain. June Market Crimson View homes for sale

In the northeast, you can’t help but see Coffeepot Rock.  There are many homes with views of Sedona looking to the east. This area is elevated from SR 89A.

Off in the northwest, you might gaze upon Chimney Rock, but be careful not to take your eyes off the road!  It is easy to do with these beautiful views. It provides views that are not available from the main highway passing through Sedona business district.

Three Minutes to Shopping – Restaurants – Medical

Speaking about the Sedona business district, just one more reason this area is a favorite among residents and buyers alike is that Crimson View sub-division is close to the business district.  At the bottom of the hill is the Safeway shopping center and numerous restaurants close by.  You will find an Urgent Care as well as other medical facilities and professional offices within another four minutes of the intersection of Rodeo Rd and SR 89A.

Close To Hiking Trails

There are many trails right above those homes. The Stupa and trails leading to Sugarloaf Mountain are close by and easy to access. I have been up to Sugarloaf and there is an amazing view of the landscape above and below. It is not a difficult hike but will clear your head and allow you to enjoy the reason you moved here in the first place!

Last Day of 2017 – CLOSED – New Construction!

Mountain Gate

Clarkdale Arizona

Mountain Gate subdivion

New Construction – Newgate Homes built a charming neighborhood in the community of Mountain Gate, Clarkdale Arizona. Besides single family homes, large townhomes were also available.

Clarkdale is located between Sedona and Jerome and only a few minutes from Old Town Cottonwood, the Verde Valley Medical Center and big box shopping.

My buyer, who was relocated to this area during the summer found this townhome and knew her children would love it.  Jen is a single mom who knew she could count on me to make her move as transparent as possible during her travels back and forth from Colorado to the Cottonwood area.

This townhome was supposed to be ready back in October, but construction challenges contributed to the late date. It wasn’t until last week that the Certificate of Occupancy was delivered!

The builder found another townhome for my client to live in and moved all her furniture when her current home was available. Newgate Homes also was very generous with closing costs and other upgrades.

This was the largest Townhome in the community at 2404 SF and 5 BD with 4 Baths!  It is also an end unit!

Sorry…Builder is sold out!  I can find you comparable homes just contact me!

There is new construction all over the Clarkdale and Cottonwood area. If you are looking for new home construction close to Sedona, major shopping and medical center at a reasonable cost, please let me know. Home sites and new construction are selling fast. Prices will rise and long waits will develop as the coming months unfold. I can help you find a home if you don’t see results below. Sedona Winter Solstice – Shadows of the Solstice in Red Rock Country

Sedona Winter Solstice

Cottages At Coffeepot Winter Solstice

This Sedona image above was taken on the Winter Solstice this morning. Over the years I have watched and compared the shadows created by the sun as it rises in the morning.

Today I took this image of Coffeepot Rock and noticed something different that I didn’t realize before. There are no real shadows on the red rock. The sun is at it’s south-eastern most point today and the shadows are very slight.

The back wall of our home which is glass, is perpendicular to the sun on this date. Starting tomorrow the sun will appear to be moving back to the north. I was pretty sure I had an image of Coffeepot on the Summer Solstice and decided to compare. Below you can see the difference of the shadow on the rock.

Coffeepot Rock on Summer Solstice

In the image above taken in 2013 on the Summer Solstice, you can’t even tell that there is “spout” or beak at the very top because there is no shadow to define it!

See the images below to compare the definition of the rock.

Every one of these images is of the same red rock formation. I hope you enjoyed them!

Desert Botanical Gardens – Las Noches de las Luminarias

Posted by On

Desert Botanical Gardens 2015

During the Christmas and holiday season many local programs and events take place for our enjoyment. This is one of those events that thousands of hours of preparation went in to make it one of the most magical of the holiday season. There are actually 2 events currently going on right now at the Desert Botanical Gardens.

For one entrance fee, you can see both during the holidays. The events are the “Las Noches de las Luninarias, loosely translated into “The Night of the Lights”, and Bruce Munro is presenting “Sonoran Light”. This will be an ongoing event after the holiday season up until May 8, 2016. See more information at Desert Botanical Gardens website.

Sedona Coldwell Banker Christmas                                                                               There are hundreds of miles of fiber optics laid in specific patterns that glow with different colors at different intervals. These patterns run all the say to the top of the hill. As you look at the display from below, the hill appears to be alive with color and slow dancing light that is magnificent to watch unfold.

One can only imaging how long this took to construct and how many people were needed during the creation of the exhibit.

Watch the video below to get a better idea of how beautiful the two exhibits work together to provide a night of extradinary wonderment.

We came down from Sedona, a two hour drive to see this. It was well worth the time spent to fit this in our business schedule.

Get Into The Christmas Spirit Sedona Style Via Scottsdale!

Posted by On

It’s Time To Write Out Your Christmas List! Were you naughty or nice? Kids will enjoy writing their list to Santa.

Christmas At the Fairmont Princess!

Lobby at the Princess

Want to get into the Christmas Spirit?

My husband and I always go to Scottsdale-Phoenix area to get our fix of “big city” Christmas shopping – Scottsdale Fashion Square and Kierland Commons are my usual go to spots. But this year we had heard a lot about the Fairmont Princess and have never had a chance to see the wonderful lights.

There is lots to see and do at the Fairmont Princess along with a couple of different light projection shows with Christmas music!

You have to valet your car and if you do not spend $75, the valet charge is $85.

Plan to eat there or spend a total of $75. I recommend La Hacienda Restaurant!

Get your ticket validated and the parking is free.

Cathedral Rock Aerial

360º Views

Most of the red rock formations in Sedona take on a different look from various locations.  Cathedral Rock is a special formation because it can be seen 360º from different well traveled roads. It is also one of the most recognizable rock formations in all of Sedona.  Of course this angle looking down is not very recognizable because it is rarely photographed from above.

I like this picture because you can see the airport sitting on a mesa on the left side and on the right side, you can look up through Oak Creek Canyon. If the helicopter was a couple hundred feet higher, the view would extend to Humphrey’s Peak which is an extinct cone shaped volcano in the Flagstaff area.

Hiking – Beginner or Expert

Cathedral can be hiked either all the way around or can be negotiated at different levels of expertise and height. There is a 600 foot climb if you choose to do it! It has areas that allow sound to reverberate which creates a different vibrational level usually in a “saddle” location.

An Enigma

Cathedral Rock can be an enigma to those who visit it.  Many believe there are opposite vortex energy forces, a male and female influence. I can’t tell you what you would feel in an area of vortex energy. Everyone has a different feeling or no feeling at all.

Cathedral Rock

This view is the classic view that most people recognize. You are looking into the saddle area. This image is from Oak Creek in Red Rock Crossing.

Christmas In The Park

Sedona Heritage Museum

735 Jordan Rd. Sedona AZ 86336 – Uptown Sedona

Saturday December 9th 2017

11:00 AM to 3:00 PM

Music Concert – 1:00 PM

Admission FREE

Christmas In The Park – You will be greeted by the traditional tumbleweed snowman. The weather will probably be much cooler by then.

Hot cider and cookies will be served to all. Marvel at the vintage holiday decorations that will be visible all over the museum as the fire glows hot in the fireplace.

Make a corn husk doll just like the settlers did back in the 1800’s!

Some old-timers will be located throughout the museum telling stories of yesteryear. Local authors will be available to sign books in the Museum Gift Shop.

On a side note, the architecture of some of the original buildings besides wood structures was stone or carved stone blocks, usually with tin roofs.

There are many of these types of buildings still standing today. Even though h istory is only around 150 years old, it is rich and can be found all around us.

Old homesteads can be accessed by 4 wheel drive vehicles in remote areas. One homestead borders Seven Canyons Golf Course in Boynton Canyon and can be seen on many jeep tours.

Untouched Cliff Dwelling Ruins in West Sedona’s Long Canyon

West Sedona’s Long Canyon Cliff Dwelling Ruins

Aerial View of Cliff Dwelling

Cliff Dwellings West Sedona Long Canyon

Long Canyon Cliff Dwellings Close Up

As you can see by the first picture, these Cliff Dwellings would be easy to miss. Very few people other than aerial tours have seen these ruins. The aerial view above has been enlarged to see the entire ruins.

Sedona – Surrounded By Native American Ruins

The history of the Native Americans who left their mark on Sedona and the Verde Valley, goes deep into pre-history and most of the historical accounting leaves a lot to conjecture.

The Ancient People

The Anasazi and Sinagua people were nomadic and inhabited the entire region. We know that because there is evidence all around us. Unfortunately, the nomadic nature of the tribes generates much doubt as to what has happened. However, they went from living in pit houses clustered together in basic agricultural communities to sophisticated cliff dwelling structures with elaborate agricultural systems.

The tribes of Arizona include: Hopi, Navajo, Yavapai and Apache. All of these tribes have intermingled in our Sedona area. It should be noted that natural areas such as the Grand Canyon cut off areas of migration of the tribes north and south.

The Yavapai Nation

The interpretation of the wordHIking Jordan Trail “Yavapai” is people of the sun. They were considered the first people of Sedona. Their history is also not well documented before the 1800s.

Hiking

But if you hike a lot, you will find evidence all around that points to the history of the area. Arrowheads, bits of broken pottery and stones used to sharpen rudimentary tools can be found in washes. Besides my experience, I have hiked with my son, who is an avid hiker. He has found untouched areas of ruins, many in fact. He leaves these sites as he finds them out of respect for past civilizations.  In the picture above, I am in the middle of the pic and my son is checking to see if he found an artifact.

Rick and I have been “up close and personal” with at least seven Heritage Sites possibly more, in Northern AZ. Four of those are in the Sedona area.

Same Dwelling – Slightly Different Angle

Notice The Striations Above

In the future I will take some pics that show “energy” lines. Thought by some to point directly to areas of high energy intake. The weird or interesting point is that the line angle changes as you adjust your location on the rock and continue to point to the same formation even if you move hundreds of feet away… I will key in on the rock formation “Cockscomb”. That is for another time!

Doing The Most Good

Volunteer - Sheri Sperry Andrew Brearley Coldwell Banker

Volunteer – First of all, I need to explain how I became a Salvation Army volunteer. If not for my manager of our Coldwell Banker Residential Brokerage Sedona office, Andrew Brearley, I would not have known about this opportunity. Andrew started the Coldwell Banker First Affiliate back in the 1980’s and recently sold the franchise to Coldwell Banker Residential Brokerage. Volunteer - Sheri Sperry Coldwell Banker Residential BrokerageYou would be hard pressed to find anybody that doesn’t think the world of Andrew, me included! His support and mentoring for his agents and clients is unsurpassed. Bottom line, he cares about people, which is one reason I chose to align myself with CB.

So, if it were not for Andrew asking for volunteers to help in the Salvation Army effort, I would not have thought of this organization to give my time.

I thought this was all about bell ringing and collecting donations. We are also part of the “paying it forward” effort to help people in need. Andrew gave us an orientation of what is expected of us. I started on October 30th,  I have already been able to assist a few people.

How It Works

We arrange to meet with the person in need and discuss their situation to help them work through it. Many have had a difficult life circumstance and coming to us gives them that shot in the arm to move forward. We can help direct them to the services that are offered in the community of Sedona.

Areas of Support

Besides Emergency Disaster Services, the Salvation Army provides support in: Adult Rehabilitation – Veterans Affairs Services – Elderly Services – Missing Persons – Hunger Relief – Housing and Homeless Services – Christmas Assistance – Youth Camps and Recreation & Special Tutoring to Students. This is just a partial list!

Volunteer – Ring the Bell During the Holidays

Volunteer - Sheri Sperry Coldwell Banker - Andrew BrearleyI will also be “ringing the bell”.  I will be participating to raise funds for people in need in our area. With the year we have had in disasters and tragedies throughout our great land, this is a small way to help contribute. Salvation Army of Sedona

Our time is valuable to us, but the right advice or support you give can be a priceless contribution to another human being or family.

Aspens – October Beauty – Fall Color At Snowbowl

Arizona Aspens Changing Color

Snowbowl Arizona

Aspens Fall in Sedona Lifestyle

Aspens – The area that these pictures were taken is the road that leads to the Snowbowl lifts.  The Snowbowl parking lot is about 9000 feet.  Most of the pictures you will see were taken between 8000 and 9000 feet during the first week of October. There were Aspens in different stages of color change all up and down the road. If there was a severe cold snap, most of the trees might be in the same stage of color.  This is not the case this season.  So depending on the actual temperature change which could vary in each area, trees are green, bright yellow, and orange.  Some of the tips of the trees are more of a reddish orange. The weather was bright and sunny with  temps around 58º to 60º. Please enjoy the pictures!

As always, if you need any questions answered or know of anyone who is interested in selling their Sedona home or buying a home in the Sedona area, please let me know!
