Well little fellow, if you had not given me that nudge to open my eyes and make me look up I would have missed this daybreak. Thank you, for reminding me to live in the moment, little fella!

My son is an avid hiker who has a favorite spot for meditation at Cathedral Rock. He has had little chipmunks and other critters enter his meditation circle before but this time, he felt this chipmunk was trying to get his attention. Fortunately, he had his phone close by and was able to capture this moment on video.

As long as I have lived in Sedona, we have had a decent amount of rain in July and August, that is until this year! The rain was significantly down from over 6+ inches in July and August of 2018 to 2.2 inches in 2019. We are at the tail end of monsoon.
How Has This Affected our August weather?
August temps were slightly higher than normal, averaging a little over 2º from the same time period last year. There were 7 more days over 100º compared to 2018 and last year there were 7 days in the 70s and 80s, with 11 in 2017 but none this year in August. Normally there is enough rain to cool off the August temps in Sedona. There have been many years with little to no triple-digit temps in August. It would be too much to assume that September would be a high rain-producing month. In the last 9 years, 4 have had less than an inch of rain. Two months were a little more than one inch leaving only 3 years at around 2.5 inches or more of rain.
There are other areas of Arizona that have seen some rain but not Sedona. I like to share storm cloud videos with lots of lightning and thunder but the weather has not cooperated! So please enjoy this time-lapse video of moving clouds at sunrise and sunset.

Sedona Arizona: What is a landscape hotel? According to “Travel Away” It is a relatively new concept and refers to a type of accommodation designed to blend in with the surrounding environment and highlight the natural beauty that surrounds it. Only a handful of these boutique hotels are available right now. This landscape hotel that will be built in Sedona will be the first of its kind in North America. It will be called Ambiente Sedona. It is designed after the very first of its kind prototype hotel, known as Vivood Landscape Hotel located in Spain. It is labeled as “Green Tourism and Sustainable Architecture”.
Protecting the Environment
The City of Sedona’s Planning and Zoning Committee (P&Z) has given unanimous approval and go ahead with the project Ambiente Sedona for a 40 guest atrium hotel alongside the SR 89Ain West Sedona. The P&Z gave approval because of the changes to protect the environment which would include hand digging of the footings as necessary. The idea is to keep from destroying the flora and fauna and other natural vegetation and contour of the area. Travel on the property will be by electric carts, e-bikes, bicycles, or walking. Other low-impact electric travel vehicles may also be available.
Polished Minimalist and Modern Design
These units called “Guest Atriums” will be built on steel piers above the ground. The grade of the land will not have to be leveled. Each unit will be positioned to take advantage of the maximum views and meld with the Soldiers Pass topography. The units will have floor-to-ceiling bronze-tinted glass with a matte-black and a rusted metal look, similar to Mariposa Grill restaurant, see images below.
Where Will Ambiente Sedona Be Located?
Ambiente Sedona will be located across from the Les Springs subdivision entrance. Mariposa Grill is located just to the east of the property border. On the west end, is the Adobe Jack Trail System which is also owned by the property. Right past that is the Crestview community Church and St. John Vianney Catholic Church.
Ambiente Sedona – A One-of-a-kind Experience…
Michael Stevenson, a resident of the Soldiers Pass area and a very successful local business owner out of the Clarkdale area has had a dream. This hotel and project is his brainchild. Two Sister Bosses is at the helm of this project. According to their Linkedin profile, It “is a sister owned and operated luxury hotel development and management company focused on creating one-of-a-kind experiences that are in harmony with the natural environment.”
A New Generation Takes On The Family Business
This will be Two Sister Bosses’ first project, however, this family business has had extraordinary success in our Verde Valley and no doubt will be successful in this venture. This new generation in the family business “is committed to sustainable tourism and bringing new exciting experiences to the community“. The concept is said to be in alignment with Sedona’s expanded focus on sustainability and innovative approaches to the long-term vibrancy of Sedona as showcased in the letter of intent for this project. ASUL LLC is the architecture firm behind this unique design (Adaptable System for Universal Living).

Sedona weather for July had below average temps and had some rain at the very end of the month (1.53”). This is less than normal for July. Last July 2018, we had 3.57”. El Niño conditions may still be showing some influence. We have had a total of 30 days over 90º and 13 days over 100º. Interestingly, we had one day under 80º because of the monsoon. This was a welcomed reprieve from the warm weather. We were able to open the windows just about all day and night. Everything really cooled off.
Last year the Sedona July monsoon gave us 31 days over 90º and 12 days over 100º. Our overall temperature for highs, average or lows was 3º less than last July which is about the same as June. Overall, June is normally the hottest month of the year, but because we didn’t have much rain, July was slightly warmer than June.

Sedona’s Mariposa Restuarant – After seeing these photos, I am sure you might agree that the views from this restaurant that inspires South American and Central American cuisine are amazing. There was a real estate office located on this bluff before this restaurant existed. It had been there for decades. The office sat empty for the longest time. I always thought that this was some of the most beautiful views in all of Sedona. The property stares directly into the stunning views of Soldiers Pass.
Staggering Red Rock Views
As you walk up to the restaurant, your eyes are drawn to the 1000 pound handcrafted African and South American stone. The door opens with a power assist! The interior of the restaurant is another art form in and of itself. From the glass-enclosed wine vaults to the floor to ceiling windows and magnificent artwork and light fixtures. Everywhere you look is a feast for the eyes!
Chef Lisa Dahl
Chef Lisa Dahl is a pioneer in the culinary scene of Sedona. I have had the opportunity to talk with her about Italian cuisine when she had a store attached to her signature restaurant in the Village of Oak Creek “Cucina Rustica“. Mariposa may now be her flagship restaurant, but Lisa’s first store was Dahl & Di Luca Ristorante Italiano.Pisa Lisa pizzeria autentico was added in a redesigned failed Pizza Hut building. She took it over after another Mexican restaurant failed. Redesigned the building inside and out and created a spot where you could have casual dining on artisan pizzas and salads. She also moved her modest store of Italian pastries and other goods to this location.
Recommendation(s)
I personally would recommend all of Lisa Dahl’s award-winning restaurants. But if I want to impress, I make a reservation for lunch and dine on the enclosed patio of Mariposa. I am blessed to have a restaurant of this quality within 5 minutes of my office and home. To me, the views don’t get much better.
Other Great Choices
Besides Lisa’s restaurants, there are a few other fantastic choices I like to take special people to. Any restaurant in the Enchantment Resort is an experience and clients of mine deserve to see and enjoy this hidden gem and the restaurants within the resort. The drive through Boynton Canyon is pretty special. It takes about 1/2 hour to get there from Uptown because it sits way back in the canyon. Red rock walls surround the entire resort.

Another wonderful option is L’Auberge de Sedona located on Oak Creek in Uptown. During summer, there is no better place to be than on the banks of the creek at the Cress Restaurant.

I purchased my Sedona home in 2003. At that time, the Sub-Zero refrigerator was 15-years-old (pictured above). I was told that a Sub-Zero is a luxury appliance that should last around 20 years. In that same conversation, a Sub-Zero could be repaired if needed. Since moving in, the ice machine was replaced once and the compressor was replaced twice.
Fast forward to 2019. This 31-year-old refrigerator is freezing some of the contents in the refrigerator and sometimes thawing contents in the freezer. As I have stated, this type of refrigerator can be rebuilt. It probably needs another compressor. It would be much easier to get a repair person out to fix it and a lot cheaper as well. However, what you are going to have is a 31-year-old rebuilt refrigerator. Is it worth it?
New Technology
At some point in time, you need to look at the new technology that is available in the refrigerators of 2019 and weigh the new features against a rebuilt refrigerator from 1988. Many of the changes are subtle. For example, improved visibility using LED lighting, additional shelving, and sealed compartments.
NASA Inspired Tech
Then you get into some of the major tech upgrades, which include WiFi accessibility. There are 2 separate compressors for dryer frigid air in the freezer and cool moist air in the refrigeration unit. A NASA inspired air purification system is also installed to scrub the air for ethylene gas which hastens spoilage. The scrubber also purifies the air of mold, viruses, and bacteria every 20 minutes. I could continue with all the latest tech, but you get the picture.

I am an expert in Sedona Luxury Home Sales as well as a past-president of SLREP. As a luxury real estate group, we meet twice a month and review the latest luxury listings. We hold luxury educational events which ensure that we are up-to-date on all the latest tech and amenities.
An important value we hold for sellers is previewing and evaluating new Sedona luxury homes and listings for each member. We discuss the quality of the home, the custom features, and amenities. Another consideration that is discussed is whether or not the listing should be considered a luxury listing.
Besides assessing the curb appeal and quality build of a Sedona luxury home, one of the first rooms the group visits is the kitchen viewing the layout, appliances, and cabinetry. If the appliances are not considered luxury appliances, this is a red flag that the quality may not be up to the discerning standards of a luxury home buyer.
A buyer will be contemplating the cost to replace the appliances and will figure this into any offer that is made. The buyer will scrutinize the quality of other features such as flooring, countertops, hardware, windows and sliders, views, hardscape, square footage, built-ins, etc. Other areas of consideration will include, the flow of the home, the number of ensuites, space for entertainment, and office or retreat areas (privacy).
Outdoor Space
Are there areas for outside entertainment? Does the outside area have a fireplace, outdoor fans, heating, lighting, and kitchen capabilities including a sink and refrigerator? Is the area covered and have room for dining? Is there a pool? There are many boxes to check when looking for a Sedona luxury home, but as I stated before, one of the first things a buyer will check out is the kitchen.

Every buyer is going to determine what is most important about the features of each product. For example, it could be name recognition, style, reliability, serviceability, or ease of use. Some discerning buyers may look at brands that can be built-in or hidden behind a cabinet door.
What Are Your Requirements?
Sedona is located 2 hours from a major metropolitan area. Having certified installers and repair people is high up on my list. Full-time and part-time residents may have different requirements and this also should be taken into consideration when purchasing your appliances. I should note that buyers want high-end appliances that match! Are the handles and finishes the same? If you purchase the same brand across your appliance spectrum, you can be assured that finishes and handles will match. This does matter to a discerning buyer.
Example…
As an example, I have decided on a Sub-Zero side by side. The compatible appliance package is Wolf and Cove. The finishes and handles are the same. The next upgrades will be these products. I plan on staying in my home, but if I have to consider moving, I must always consider resale.
Sedona weather for June 2019 had below average temps and little rain (.06). Little or no rain is normal for June and may show that we are moving towards the change of weather patterns coming from the south. So the El Niño conditions may be stalled due to the summer weather pattern. We have had a total of 23 days of 90º which include 1 day at 103º. Last year at this time we had 31 days over 90º and 12 days over 100º. Our overall temperature for highs, average or lows was 3º less than last June. Overall, June is normally the warmest month of the year primarily because there are fewer clouds and precipitation. In July and August, monsoon kicks in with more clouds and thunderstorms to help keep the temperature down.
Another month of perfect weather. The air conditioner is being used at a minimum so far this year. It cycles for about 8 to 9 hours a day. By dusk, the AC is turned off and the windows and doors are opened up.

“Magic Time” in Sedona is a very special treat. In my opinion, “Magic Time” is that time just before sunrise and just after sunset. The sun is just below the horizon and the spectrum of light is diffused through the atmosphere. The red light has the longest visible wavelength of light so it easily gets through the thick atmosphere layer just below the horizon. It can bounce through the atmosphere and not lose very much of its strength. This is what makes “Magic Time” so special in Sedona. The crimson color in our red rocks is saturated with the red light and images may actually look imaginary only because the red color is deeply saturated and captured and frozen in time
As the sun continues to move through the twilight, our mind “sees” the changes in real-time. This progression is very short. A photographer can lengthen the “Magic Time” by adjusting the aperture setting of the lens. This can also be done in post-production. A photographer who uses a professional camera that has a wide range of aperture, ISO and shutter speed which is also called “the exposure triangle”, can increase the ability to capture a low light image well past what an average eye can see.
Is The Golden Hour Similar To Magic Time?
Often times and in my opinion, “The Golden Hour” and “Magic Time” are interchangeable. “The Golden Hour” is usually the time right after sunrise and right prior to sunset. This is where the sun is still above the horizon and the yellow spectrum of light is most visible. It allows the yellow wavelength to add a golden hue to the image. It is also why sunrises and sunsets are so dramatic. Again, “Magic Time” is when the sun is below the horizon and the red wavelength is the predominant color in the spectrum.

Monsoon 2019 is a season – Sedona, AZ – First of all, there is no need to add season at the end of Monsoon because Monsoon is a season. Monsoon affects the west and southwest states because the pattern of the weather changes as noted below.
Areas of the United States Most Affected by Monsoon
Here are just some of the areas that are most affected by monsoon. Areas such as the southern California high desert, southern Nevada including Las Vegas, all of Arizona, New Mexico, western Texas, southern Utah, and Colorado.
How Long Is The Monsoon In Arizona?
Monsoon officially starts on June 15th and ends on September 30th. However most of the rain comes from the middle of July through the middle of August. This is one of the reasons that the temperature in Sedona is less harsh during July and August. The average rainfall in the state of Arizona is around 12.5 inches. The Sedona area gets more than the average rainfall. We have had as much as 26 inches (2016) and as low as 13.66 inches (2014).
Typically, monsoon becomes active around the first week of July in Northern AZ and mid-July in Central and Southern AZ. But we have had storms earlier over the years.

Historically, June Rainfall is Lowest of the Year
Throughout Arizona, June, without fail, has less rain than any other month with very few exceptions. The Cottages At Coffeepot weather station in Soldiers Pass Sedona has experienced only 1.36 inches of rain total in 10 years! So far this year, we have .04 inches of rain. For those who don’t want to deal with rain. This is the best month of the year to visit. But it usually is the hottest overall month because there is very little rain or cloud cover.
What Creates Monsoon 2019 Conditions?
Weather enthusiasts and forecasters look to the dew point to tell if monsoon conditions exist. The dew point must be about 55º for thunderheads to start development. The dew point indicates how much moisture is in the air. At this point, the air cannot hold water in gas form and the gas will then turn to liquid form creating water droplets. The water droplets create fog or precipitation. Prior to officially declaring a calendar season for monsoon, the season would be declared when there were three days at a dew point of 55º.
What Is Monsoon?
It seems that Southern Arizona, the White Mountains and the Phoenix metropolitan area known as “The Valley” get the brunt of the monsoon affects. It is amazing to see the haboob (desert wind storms) kick up and tower thousands of feet in the air moving through the valley. Those storms are the pre-cursor to the rain and massive storm cells that develop from the moisture in the warm air coming off the Gulf of Mexico. Generally, massive amounts of rain falling create downdrafts that push the air out from the center of the storm which produces a dry wind that kicks up the dust and dirt.
Seasonal Weather Patterns
During summer, weather patterns change. Storms that travel from the Arctic (Alaska) down through Canada and the lower 48, create our winter storm pattern.
In the summer, the pattern shifts to the south. Hurricanes, storms and moisture travel northwest from the Gulf of Mexico through Mexico, Texas, New Mexico and Arizona moving all the way to California. We also get moisture coming from the Gulf of California traveling directly north. Lots of moisture and an occasional hurricane come up from the coast of Baja California and push northeast into Arizona.
2016 and now in 2019, we are experiencing “El Niño” periodic variation. The link to Southern Oscillation above explains the weather variation of La Niña and El Niño much more precise than I can. I only bring this up because there may be some effect on monsoon.
Suffice it to say, that El Niño creates more precipitation than normal “neutral” conditions of any other year. There is a temperature change in the eastern Pacific Ocean tropic and sub-tropic areas. El Niño is warming and La Niña is cooling.
2016 – Record Rain Totals
In 2016, the monsoon had 9.65 inches of rain recorded on my station. When you couple that with over 7 inches of rain and 7.5 inches of snow, we had a year-end total of 25.92 inches of precipitation.
So Far In 2019…
The first 5 months in 2019 had 10.80 inches of rainfall AND 26.12 inches of snow. Most of that snow came in February along with 3.27 inches of rain! Since 2010, our backyard weather station has recorded an average of 5.8 inches of rain in July and August combined. Looking forward to monsoon, we want the rain and the temperature drop. The cloud formations are also amazing to see.
Monsoon Can Be A Destructive Force – Make Preparations
One quick note – Because it is our rainy season and there is a chance of lightning, and extremely high wind conditions during a thunderstorm or microburst, preparation is very important. Take some time to have things ready to go:
Know where the flashlights and candles are for easy access.
Keep your cell phone charged
Clean out gutters – drains – culverts – rain ditches and any other natural path water may take during a sudden downpour or microburst.
Have sandbags prepared to divert rain that may cause flash floods.
Thin trees close to your home. Many trees fall during high wind conditions.
How Monsoon Affects Arizona by Region
Northern Arizona
Up in Northern Arizona, we get a lot of cloud cover and the storms move through but usually don’t drop a lot of rain here in Sedona.Though in Flagstaff it is quite a different story! The area of Sedona seems to be protected. By that I mean that most of the rain falls elsewhere before it gets to our little city. But when we do get rain and storm cells, it is a big deal around here.
Flash flooding can happen because many of the streets are sloped leading up to the red rocks. There has been much improvement made in our drainage system to be able to handle the additional water flow but during an intense storm there is no place for the water to go and mud and rocks can travel across roads to find the path of least resistance. Do not travel through a road where water is more than 4 inches deep. A car can be swept away easily.
Central and Southern Arizona
In Southern and Central Arizona – 2014 will be remembered as the “Monsoon of the Century”. All future monsoon activity will be measured in terms of 2014. There were 3 major hurricanes that effected the weather in the southern half of the state. This caused a deluge and many towns and neighborhoods suffered tremendous flooding damage due to flash floods, hurricane wind, broken canals, and water that had nowhere to go. Many long-time residents had never seen a deluge like we had that year. Sky Harbor Airport had record rainfall of 1.59 inches and has exceeded the all-time record set back in 1903.

Excessive Heat Affects Arizona Airports (See more below)
Sedona has about 23 to 26 days a year with temperatures at 100º or more. So far this year Sedona has had 8 days over 100º, normally by now, we have had 18-20 days ≥ 100º. We have to remember that most people who come to Sedona, are not familiar with the heat and lack of humidity and don’t realize the toll it can take. This also goes for real estate clients.
How Does Exessive Heat Affect Real Estate Clients?
Realtors have to be very careful making sure clients stay hydrated while viewing homes out in the field on days that have extreme heat.
Explain our heat to out-of-state buyers so they can monitor themselves.
Remember, low humidity gives us a false sense that we are OK.
Perspiration evaporates quickly making us feel cool yet dehydrating at a higher rate.
Make sure you monitor your clients to see they stay hydrated.
Bring a cooler with plenty of ice and bottles of water.
Stay away from drinking alcoholic and sugary beverages.
Keep hand towels available that can be dipped in some water to cool you down. There are cooling towels you can buy.
Keep viewings to a reasonable amount. Take breaks and lunch if a full day is planned.
Make sure homes have the AC turned on prior to viewing.
Stay in the shade as much as possible
Keep a couple of shade umbrellas handy for fair-skin buyers
Have discussions about homes in your car with AC turned on!
For Those Who Travel In and Out of Phoenix (PHX)
If Temperatures exceed 115º at Sky Harbor (PHX) Airlines Become Concerned
Airlines that fly out of PHX may end up issuing an alert to its customers for any who have tickets during an extreme heat weather event. Usually, this will occur between 3 PM and 6 PM. Airlines generally will allow the customer to change their departure without any charge. This is because there is no guarantee that aircraft will be able to take off because of the excessive heat. There are some aircraft that cannot operate or fly when runway temps reach 118º. If you have a departure leaving Mesa Airport, you should also check with your carrier to make sure there are no delays.
Soft Asphalt Conditions and Thin Air
Contrary to popular belief, asphalt will not “melt” at 120º, though some oil or tar may rise to the surface creating soft asphalt conditions for heavy aircraft or ground transportation. Most ramps or aprons are designed to handle the heaviest aircraft that may use it. Typically, the concrete is between 1 to 4 feet thick. Besides soft asphalt conditions at 118º plus, planes and equipment can sink into asphalt! Shoe soles get hot and some will melt! Also, certain aircraft may not be able to create enough lift to get off the runway. The air becomes much thinner and lift becomes a real issue and it takes a lot more runway to get the aircraft wheels up!
Ground Crews
Let’s also not forget the ground crew. This is a safety issue for them as well. OSHA – Occupational Safety and Health Administration has recommended that outdoor workers who are working in heat between 103º to 115º should drink at least 4 cups of water an hour but no more than 6 cups an hour … – So about every 15 minutes grab a cup of water. Try to stay out of direct sunlight.
Hikers
If you are going to be outside:
Only hike in the very early morning or late evening before the sun comes up and after it goes down.
Do not go on long hikes – especially hikes with elevation changes.
Keep plenty of water with you – use the same standard as above for workers.
Stay in the shade!
Stick to water sports when possible.

hydration will be most at risk.
Precautionary/preparedness actions...
An excessive heat warning means that a prolonged period of
dangerously hot temperatures will occur. The hot temperatures
will create a dangerous situation in which heat illnesses are
likely. Drink plenty of fluids... stay in an air-conditioned room
if possible... stay out of the sun... and check up on relatives and
neighbors.
Take extra precautions if you work or spend time outside. When
possible, reschedule strenuous activities to early morning or
evening. Know the signs and symptoms of heat exhaustion and heat
stroke. Wear light weight and loose fitting clothing when
possible and drink plenty of water.
Cottages At CoffeepotJune 2019 Market Report.This is the most activity I have seen in this small community for many years (10 sold in 2016-17-18). However, no Cottages At Coffeepot have sold so far in 2019. There are four listings on the market currently (6/2019) compared to only 2 last year. The market does favor the buyer at the present time.

From the main street of the 89A, it looks just like the old percolator coffee pot, but as you move around the rock, it can take on another appearance of a “Standing Eagle” a name given to the rock by the Native Americans who inhabit the area.
Luxury Amenities
Besides the pool, you can play a set of tennis anytime you choose at the tennis courts located right below the pool area. If you decide you want some fresh air and a nature walk, there are trails by Coffeepot that lead to Boynton Canyon to the west and Jordan Park to the east. The Seven Pools and Devil’s Kitchen are a 10-15 minute walk right outside of the community. There are Jeep trails also that you can take to get to those features. Just make sure you have the required permit and a narrow rock climbing vehicle to get you back there! If you can’t make it comfortably through the very first obstacle right out of the parking lot, do not attempt to go any further!
Gated Community
You enter the community from the top of the hill and the monument lights meet the dark sky requirements. These monuments throw a soft light down onto the pavement and each townhome has one or more in front of their home.
Green Grass
As you can see, there is green grass where you might expect rocks and desert plants. Most of the community has grass in front of the townhomes. However, the HOA is considering modernizing the landscaping in increments as needed to bring a fresh young look to the complex.
The picture to the right is looking down from Teacup Trail which hugs Coffeepot Rock. As mentioned before, there are 34 units. Two of these units sit on two lots. Most of these luxury townhomes are two and three units to a building. Each unit has some sort of courtyard in the front and a backyard garden area.

Half of the community borders the forest. Many units have built-in BBQs and all have a slab patio front and back. Those units that sit on the east side of the street have a view of Coffeepot Rock from the front of the townhouse. All in all, each luxury townhome is unique and special.

The architect is a prominent local resident who built quality homes that still remain timeless today. Sedona weather for May 2019 had below average temps and more rain than normal. This continues to indicate an El Niño condition.We had no additional days of 90º. In fact, last year at this time we had 15 days over 90º. This is a welcomed relief. Our average temp was was 1º higher than April at 59º. We also got snow flurries for a 5 minute stretch of time!Memorial Day was the chilliest on record at 61º!Normally we are around the high 80ºs or low 90ºs.
Days with Sunshine
Considering the El Nino season, we had another month at.85 of rain. The rain had an effect on the “Days with Sunshine”. For the year we are at 117 and should be at 125 days at the end of May.That happened on 6 different days throughout May. There were only 8 days between 80º≤ 90º and 15 days between 70º ≤ 80º.
Another month of perfect weather. The air conditioner has yet to be used this year. No other year have we gone this long without using the AC.
May 2019 – Coolest Since Recording Temps
May was one of the coolest that we have experienced since we have lived in Sedona. It may very well be in part because of El Niño conditions were still with us in May. Normally there is a weather shift from storms coming from the north shifting to the south creating monsoon conditions in July. The official monsoon starts on June 15th and goes through the month of September.
Coolest Memorial Day On Record
Last year we already experienced 15 days above 90º. This year we have had only 1 day in April at 90º. Pretty amazing! On Memorial Day, the temperature was 61º. It was actually too cool to sit outside and enjoy the hamburgers we BBQed. However, we realized that this weather could change on any given day so we have been relishing this cooler than normal weather and feel blessed to have it.

There was snow in Sedona during May! I am still trying to wrap my head around this cooler weather. There were huge flakes lasting 5 minutes. The temp was 34º a little after dawn right here in Soldiers Pass West Sedona. This is the coolest May we have seen since 2015. No other year since 2010 has had a mean temp this low.
Crazy Stats for May 2019
Some crazy stats for May – Last year on May 23rd it was 88º – This Year 42º! Last year the rain total was .31 inches – This year 2 inches of rain so far. The average temp is 7º lower than last year and also lower than April of 2018 by 1º!
Last year, there were 43 days over 80º in April and May. This year 11 days. 15 of those days last year were 90º or more. This year…only 1 day hit 90º!
Cooler Weather is Good News!
We are very thankful for this cooler weather. Though it is very unusual, it is also welcomed. Of course, we have to be prepared that all of a sudden a light switch will be flipped and it will be 90º. We are not taking this weather for granted and know that any time now, things will get back to normal…..(I think!).

Pine Valley is a distinctive community located approximately 3 miles off the SR 179. It is nestled at the very end of Jacks Canyon Road. Near the end of the road, there is a cattle guard and this welcomes you to Pine Valley. Many residents in Sedona may not even know where Pine Valley is located. As you meander through Jacks Canyon on your way to Pine Valley, the drive becomes an exploration of the natural landscape that is from a time when our native ancestors roamed these lands.
A Harmonious Community
Everything in Pine Valley has a contrasting, diverse and divergent nature to it. Yet all members of the community live in harmony because of their common or dare I say, not so common bond of the Pine Valley lifestyle. When residents are asked where they live, they will reply “Pine Valley”. Residents have such a strong bond to this area that there is a more untethered association with the Sedona region than other sub-divisions or areas. Even longtime residents of the Sedona area may have to ask where Pine Valley is located before they understand the connection. Each home has its own character that fits into the area. You will generally find a limited number of homes available for sale. Many artists live in this area. They feel their creative energy flows well here.
This is an area where homeowners do not sell very often, so the inventory is low. When you find a home you like, you might want to give it serious thought.
History and Hiking Jack’s Canyon Trail
Jacks Canyon Trail got its name from Jack Woods, a railroad engineer stationed out of Winslow AZ. He used to graze sheep in the late 19th century in this canyon. The trailhead starts right outside of Pine Valley at FR 793. You have to pass Canyon Ridge Trail on the left side. Shortly after that is FR 793 and the trailhead is off of that road. Also, you can easily access it from Mountain Rd in the Pine Valley subdivision. Hot Loop Trail and Jack’s Canyon Trail start at this point. Hot Loop Trail takes you into Wood’s Canyon. Jack’s Canyon Trail is for experienced hikers only. It is a strenuous hike that lasts a total of 9 hours. There is no potable water so make sure you bring plenty in with you.
From what I am told, you can see some of the best scenery in all of Sedona from the end of the trail. The elevation gets up to almost 7000 feet. You can see all the red rock formations (and much more) from there. You will most likely see black-tailed jackrabbits, and cottontails scampering through the chaparral. There are Gambel’s quail and you will hear them cooing from their nests as you travel through. My favorites trees and shrubs are Arizona Cypress and twisted pine along with the mesquite and manzanita which are high desert favorites.
Pine Valley is considered Sedona with an 86351 zip code, yet the area’s identity is unique.

Quick Analysis – 2016 – 2017 – 2018 – 2019
The Pine Valley market sales showed a lot of strong activity in 2018 compared to other years. Sellers need to realize that buyers are getting anywhere from a 3% to 5% discount off of the purchase price. Again, 2018 was the best year at 3%. 2018 also had the lowest days on market (CDOM) at 96. So far in 2019, only one home has sold but there are 2 pending.
There is a lot of inventory for this area. This means that buyers should be able to make a better deal with sellers willing to negotiate. I understand this market. I have had listings and sold buyers homes in this area. One home I listed was on market for one week before going into contract.

If you travel north from State Route (SR) 89A onto Rodeo Road and start heading up the hill, you will reach Crimson View, Western Hills sub-divisions along with Cedar Ridge, Sedona Arizona. What you will notice first are Crimson Red Rocks of Capital Butte and Thunder Mountain.
In the northeast, you can’t help but see Coffeepot Rock. There are many homes with views of Sedona looking to the east. This area is elevated from SR 89A.
Off in the northwest, you might gaze upon Chimney Rock, but be careful not to take your eyes off the road! It is easy to do with these beautiful views. It provides views that are not available from the main highway passing through Sedona business district.
Three Minutes to Shopping – Restaurants – Medical
Speaking about the Sedona business district, just one more reason this area is a favorite among residents and buyers alike is that Crimson View sub-division is close to the business district. At the bottom of the hill is the Safeway shopping center and numerous restaurants close by. You will find an Urgent Care as well as other medical facilities and professional offices within another four minutes of the intersection of Rodeo Rd and SR 89A.
Close To Hiking Trails
There are many trails right above Crimson View. The Stupa and trails leading to Sugarloaf Mountain are close by and easy to access. I have been up to Sugarloaf and there is an amazing view of the landscape above and below. It is not a difficult hike but will clear your head and allow you to enjoy the reason you moved here in the first place!

The Crimson View home market sales showed a lot of strong activity in 2017 compared to other years. However, the one home that recently closed in May of 2019 shows a huge drop in Cumulative Days On Market. There is no inventory, so I suspect that homes will sell fast as they reach the Crimson View market and for a higher price per square foot. The discount off of list price dropped only .3%. This is not a market you can wait around to see what happens. Homes are moving faster because they are positioned appropriately in the market place and sellers are adjusting their expectations. I am very experienced in this market and the builders and can be a valuable resource for buyers or sellers.

“April Showers Bring May Flowers”! Sedona could not have had more beautiful weather during the month of April. Not one day dipped below freezing and the nighttime/daytime average was 58º. There were 27 days of temps over 65º (14 days between 70º ≤ 80º)!
Is El Niño Over?

Considering El Niño brings lots of rain and snow to the Southwest, Soldiers Pass in West Sedona only had 0.85 inches of rain for the month of April. All of that came in 5 days throughout the month.
Highly Unusual Amount of Snow in February
In the first 3 months of 2019, The Cottages At Coffeepot had 26.11 inches of snow and 9 inches of rain.
Average Snowfall – 9.86 inches per Year
In the last 9 years, the average snowfall for each year is 9.86 inches. This year has been highly unusual.
El Niño Cycles Every 2 to 7 Years
Forecasters believe there is a 50-55% chance that El Niño will continue through fall. The El Niño weather pattern cycle is every 2 to 7 years.
High and Low Temps for April
The high was 90º (April 25th) and the low dipped to 32º (April 13th).

It is April 4th (4/4), and today we celebrate rock climbing and 4 wheel drive vehicles. A lot of cars and SUV have AWD or all wheel drive. What this means is that the drive train can provide torque to all four wheels. Another way to describe it is “4 by 4” or “4 x 4” . This is the reason April 4th is the day we highlight 4 wheel drive vehicles and off road or rock climbing vehicles.
In the video below, you will see pics that were shot from my husbands jeep in the Sedona or surrounding landscape. The only other way to get to these sites is to hike there. A lot of the shots were taken on the Broken Arrow Trail on the way to Chicken Point.
